House and plot, one brief
We consider layout, light, climate systems and joinery alongside terraces, facade and garden where included. A qualified professional must confirm any structural alteration after inspecting the property.
Where we work
In Pedralbes, the interior cannot be separated from the building: roof, services, plot and access shape the project as much as the finishes. BCN YARD turns the brief into one coordinated plan and an itemised estimate.

We consider layout, light, climate systems and joinery alongside terraces, facade and garden where included. A qualified professional must confirm any structural alteration after inspecting the property.
We separate essential technical work, interiors and options. Unverified concealed works remain open questions rather than a fixed-price promise before a site visit.
BCN YARD guide prices excluding VAT are the same as elsewhere in Barcelona: Premium from €1,000/m², Luxury from €2,000/m² and Signature from €3,000/m². In an uptown home the final figure depends mainly on the state of the services, how much the layout changes and whether the brief includes facade, terraces, garden or pool. The price is set in an itemised estimate after the site visit.
In a Pedralbes flat or villa the kitchen and bathrooms usually set the budget: waterproofing, drainage, natural stone, bespoke units and integrated appliances. We plan them with the layout and services, not at the end, so that the main bathroom and the kitchen fit the light and the way the house is used.
Many uptown flats and houses keep their original mouldings, joinery and floors. Before any strip-out we decide what is restored and what is replaced. Modernisation usually focuses on what you do not see: electrics, heating and cooling — for example an air-source heat pump with underfloor heating — insulation and windows, which improve comfort and the energy efficiency of the home.
Our guides explain how a heat pump fits into a flat and what changes when renovating a flat in a building with a concierge on upper Diagonal.
The doorman neither authorises nor forbids a renovation: he follows the building's rules and the administrator's instructions. If workers are not on the list he follows, he may refuse them entry. So before work starts give him the list of people, the schedule and the contact of the person in charge, agreed with the administrator.
There is no single figure. A deposit is not asked for everywhere, and the condition and amount come from the statutes or an owners' meeting decision. A figure can only be given after reading your building's reglamento. If the community asks for one, agree the return period and conditions in writing and photograph the common areas before work starts.
The hours for noisy work are set by the city's ordinance, and a building may set stricter ones in its statutes or reglamento. The exact hours are confirmed with the city and in the building's documents, not in a chat with the doorman. Quiet work inside the flat is sometimes allowed more widely, but that is also written in the rules.
