
Price per m²: three benchmarks
A full renovation with us starts at 1,000 EUR/m² at Basic level, 2,000 EUR/m² at Standard and 3,000 EUR/m² at Luxury, all excluding VAT. For a 100 m² flat that means from 100,000, from 200,000 and from 300,000 EUR respectively.
These are benchmarks, not fixed packages. The exact scope and price come in the estimate after we visit and measure your property. Below I explain what typically separates the levels and why the same floor area can land at different ends of the range.
What from means and what pushes the price up
From is the floor for a flat in reasonable condition with no complicated surprises. Within each level, price rises with things unrelated to the finishes you pick: old soil stacks and wiring, relocating wet rooms, demolishing and building partitions, high ceilings that need more material and scaffolding, no lift, comunidad restrictions on working hours, structural work.
A 110 m² flat in the Eixample with 3.5-metre ceilings, timber beams and a bathroom you want to move will cost noticeably more than the minimum of any level, even with identical tiles. What drives the cost of a flat renovation in general has its own article; here the focus is the levels themselves.
Basic: from 1,000 EUR/m²
Basic is a full renovation with new services, trued walls and floors and good-quality standard materials. The layout usually changes little, doors and kitchen come from manufacturers' standard ranges, and the finish is tidy but without made-to-measure pieces.
It makes sense when the flat is being prepared to let or sell, when the layout already works, or when budget matters more than personalisation. The technical side is not cut back: pipework, electrics and waterproofing are done the same way as at the higher levels.
Standard: from 2,000 EUR/m²
Standard brings a bespoke interior design. Made-to-measure joinery, concealed doors flush with the wall, lighting planned in scenes, herringbone or wide-plank parquet, an open kitchen with an island, air conditioning hidden in the ceiling. The layout often changes properly: a dark corridor becomes a walk-in wardrobe, the kitchen opens onto the living room.
This is where design time grows the most. Every bespoke item needs a drawing, approval and a manufacturing lead time, so decisions have to be made earlier than at Basic.
Luxury: from 3,000 EUR/m²
Luxury is the level where almost nothing comes from a catalogue. Large-format natural stone with book-matched veining, designer or artisan furniture, metal and glass to bespoke drawings, heat-recovery ventilation, integrated home-control systems and acoustics tuned to each room.
This is where most time goes into design, samples and supply: a marble slab can take weeks to arrive and its cutting plan is agreed to the millimetre. The price per square metre rises not only because of materials but because of the amount of coordination and the precision of the work.
What to pin down in the estimate beyond the price per m²
Price per square metre is handy for a first conversation, but the contract is signed on the estimate. Check how VAT is shown and at which rate (it depends on the specific transaction; there is an article on it), whether design and permit, kitchen, integrated appliances, light fittings and bespoke furniture are included, and what is listed as excluded.
Two estimates at 2,000 EUR/m² can differ by tens of thousands of euros simply because one includes the kitchen and joinery and the other does not.
How to choose a level
Ask yourself how many years you will live in the flat, who it is for and what bothers you about it now. If it is your home for decades, saving on concealed doors or lighting is usually felt every day. If the flat is for letting, Basic with sound engineering makes more sense.
Levels can be mixed: the whole flat at Standard, with the kitchen and main bathroom closer to Luxury. That approach often gives a better result for the same money than one uniform level across the whole floor area. We discuss it at the first visit, and we reply to enquiries within an hour.
