A full flat renovation in Barcelona with BCN YARD costs from €1,000/m² excluding VAT at Basic level, from €2,000/m² at Standard and from €3,000/m² at Luxury. A 100 m² flat at Basic starts at €100,000 excluding VAT.
These are starting points, not a fixed tariff. The exact scope and price come from the quote after a site visit and measurements. Below we explain why two flats of the same size can differ by fifty per cent even within the same finish level.
Finish level: the main multiplier
The gap between Basic, Standard and Luxury is not just the price of the tiles. Everything changes: bespoke joinery instead of off-the-shelf, flush concealed doors instead of standard ones, natural stone, herringbone parquet, lighting designed in scenes, more handwork and more hours on every detail.
For a flat of 109.80 m², like Urgel in the Eixample, the arithmetic on guide prices gives from €110,000 at Basic, from €220,000 at Standard and from €330,000 at Luxury, excluding VAT. That is a calculation using the minimum of each level, not the price of that project: in a real quote everything depends on what is found behind the walls.
Starting condition: what the walls are hiding
A flat whose wiring and plumbing were replaced fifteen years ago and one that still has its 1970s installation are two different quotes. The second needs a complete renewal of electrics, water supply and waste pipes back to the stack, and often the floor screed as well.
Older Eixample buildings add their own items: timber floor beams that need checking, uneven walls, high ceilings that increase the area of plaster and paint, and sometimes hydraulic tiles or cornicing that the owner wants to keep. Restoring historic features costs more than fitting new finishes.
Layout: what you move, you pay for
If the kitchen and bathrooms stay where they are, the renovation costs less. Moving wet rooms means new waste runs with a proper fall, sometimes a raised floor. Touching structural elements requires calculations, a project and a permit, which is a cost line of its own.
An open kitchen, an extra bathroom or a walk-in wardrobe all improve daily life, but each decision should appear as a separate line in the quote so you know exactly what it costs.
The building and the paperwork
The building matters too. A small lift, or none, makes it harder to bring materials up and take rubble down. The comunidad de propietarios sets hours for noisy work. A narrow street in the centre means planning deliveries, and a skip on the public road needs a permit.

For a first estimate, send the floor plan, the address and photos of the current state, describe what you want to change and pick a finish level. The tier table and the calculator on the website give you a range in advance.
After the site visit and measurements we prepare a quote broken down by section: strip-out, services, first-fix, finishes, joinery and paperwork. That shows where the total comes from and where it can be adjusted without losing quality. We reply within an hour and run the project in Spanish or Russian.
How the renovation is paid for
Payment follows the contract in stages: each instalment is tied to work completed, not to calendar dates. You pay for what has been done, and the contractor has funds for the next stage.
Our own crew does the work, specialist trades go to trusted subcontractors, and one person is responsible for the whole project. That is part of the price too: you pay for a single point of responsibility instead of coordinating a dozen trades yourself.
