For owners who want a distinctive interior and a clear plan before building work begins. We start with daily life: movement, storage, working from home, daylight and connections between rooms. We study what can be retained and what should change; trends inspire, but the proposal grows from the property and your priorities.
02What is included
Site visit and measurements, a detailed brief, layout options, concept, material palette, lighting scenes, bespoke joinery and visualisations, assembled to suit your project. We prepare drawings and specifications. We compare real samples and check everything against the budget. Furnishing and purchasing are included when listed in the proposal.
03How we work
We move in stages: brief and layout, then materials, light and details, and finally construction drawings. Digital tools let us compare options and keep everyone on the latest version. Changes affecting scope, materials or budget are recorded and agreed with you first. Technical matters are settled with the project’s technical lead.
04What you receive
A coherent set of decisions: approved layout, chosen finishes, lighting, drawings and specifications. Visuals help you decide; construction drawings define what gets built.
05Cost and timing
The number of spaces, options, detail and technical coordination affect scope. The proposal states how many revisions are included.

08Design and services, a single process
At BCN YARD, interior design is not addressed after defining services and layout, but together with them, because the position of a light point or a socket depends directly on design decisions such as furniture placement or each room’s intended use. This joint process avoids discovering incompatibilities once the works are closed off.
09Materials and physical samples before approval
Material, colour and finish decisions are approved on physical samples, not only renders or digital catalogues, because a material’s real behaviour under your specific home’s light can differ from what a screen shows. This step, described in more detail in our guide on materials before renovation, is a normal part of the design process.
