Renovation quote in Barcelona: how we prepare it

The quote follows a site visit and measurements; before that there is a guide of €1,000 to €3,000/m² excluding VAT depending on tier. Here is how we go from enquiry to itemised quote.

In short: where the figure comes from

We prepare a renovation quote in Barcelona only after a site visit and measurements. Until then there is a guide: Basic from €1,000/m², Standard from €2,000/m² and Luxury from €3,000/m², excluding VAT. A 100 m² flat at Basic level starts from €100,000.

The guide tells you the order of magnitude. The quote is what you sign a contract on. Between the two come the visit, the measurements and your decisions about scope. Below, step by step, is how we do it.

Step 1. The enquiry and what to send

We reply to every enquiry within an hour. To make the first conversation useful, send the address or at least the neighbourhood, the floor area, a plan if you have one and a few photos, especially of the kitchen, bathrooms and the fuse board. Tell us what you want to change: a full renovation or specific areas, whether walls will move, and whether you will live there during the works.

It helps to say early on which tier you lean towards and attach a couple of reference images. It commits you to nothing, but it means we walk the property seeing it the way you do, not guessing.

Step 2. Site visit and measurements: what we look at

On the visit we measure every room and the ceiling heights, then check what moves the price most. Electrics: fuse board, cable sizes, contracted supply. Water and drainage: pipe material, stack positions, pressure. Walls: which are load-bearing and where old plaster will come away with the tiles. Floors: level changes, what lies under the finish, the state of the slab. Windows and climate: whether outdoor units can go in and where the ducts would run.

We also look at logistics, which people tend to forget: is there a lift and how big is it, where does the skip go, can you unload on the street. In central Barcelona that means real days and real money. For a clinic or office there is also the question of licensing the activity, as with the 250 m² child psychology centre in the Eixample.

Step 3. How the quote is structured

The quote is split into chapters in the order the work happens: strip-out, partitions, electrics, plumbing, climate and ventilation, floors, walls and ceilings, tiling, painting, internal joinery and bespoke furniture. Each chapter lists items with unit, quantity and price. So you can see that 40 m² of bathroom tiling is priced separately from 60 m² of parquet, and you can ask about a specific line.

Anything outside the works is shown separately: council permits, appliances, non-bespoke furniture and a technician's project if one is needed. If some scope cannot be known before opening up, such as the state of a stack inside a wall, we say so plainly and explain how it will be priced. The three tiers on a 110 m² example

Take a flat the size of Urgel in the Eixample, 109.80 m². The arithmetic of our tiers gives these starting figures excluding VAT: Basic from €109,800, Standard from €219,600 and Luxury from €329,400. That is a table calculation, not the price of a specific project.

The difference between tiers shows up line by line in the quote. Materials change, as do the amount of bespoke furniture, the complexity of junctions and the climate systems. Herringbone parquet, concealed doors flush with the wall or heat-recovery ventilation, as in the child psychology centre, move a project up the scale. That is why we first ask you to describe how you want to live in the flat and then choose the tier, not the other way round.

Step 4. After the quote: contract and stages

We go through the quote with you, chapter by chapter. In that meeting something almost always comes out, something goes in, and a second version follows. Once the scope is agreed, the quote becomes an annex to the contract and payment is split into stages of work.

From then on the project has one person in charge. They run the programme, agree changes with you before they are carried out and speak with you in Russian or Spanish. Any change in scope is documented separately, with its price, before the crew starts on it.
