Laundry and drying area on a terrace: integrating it discreetly

How to fit laundry and drying on a terrace

To keep a laundry area on a terrace out of sight, the washing machine goes into a closed, ventilated technical cabinet with its own water supply, a waste connection to the sewer and a protected socket, and the drying is tucked behind slats or sliding screens in the same colour as the railing. The spot is chosen for sun, wind and the view from the living room, not because a corner happened to be free.

Before drawing the cabinet, check that the comunidad de propietarios and the town hall allow what you have in mind.

Rules first: the facade and the building

A flat's terrace is for private use, but its railing and outward appearance are part of the facade, and the facade is a common element. Glazing or enclosing the terrace, a tall cabinet visible from the street or new screens on the railing usually need the agreement of the comunidad de propietarios, and altering how the facade looks may also need municipal permission. Which paperwork applies in your case is confirmed with the town hall.

Also check the building's statutes and local rules on washing visible from the street: some municipalities and buildings restrict it. A cabinet kept below railing height and drying behind screens usually settle the matter, but check before ordering anything.

Position: sun, wind and the route from the machine

A south-facing terrace dries fast, but direct sun fades coloured fabrics and heats up the appliances' plastic. North-facing dries more slowly but is kinder to clothes. On upper floors by the sea, in Castelldefels for example, wind is the main factor: lightweight airers and loosely fixed screens do badly there.

The second check is the route. A basket of wet washing is carried every day, so the path from the kitchen or bathroom to the machine and the drying area should not cross the living room rug. The third is the view. Sit on the living room sofa and in the terrace seating area: the laundry corner should not be visible from either.

Water, drainage and electrics

If the terrace has no water point or drain, they have to be installed, and that decision belongs in the overall renovation design, while walls and floors are open. The washing machine discharges into the foul sewer through a trap and with a proper fall. It must not be connected to the rainwater downpipe: this is domestic waste water, and rainwater systems often have no water seal, so the smell ends up on the terrace.

The outdoor socket must be weatherproof and on its own circuit with an RCD. The terrace drain has to stay clear and accessible: a cabinet placed over the rainwater outlet turns the terrace into a pool in the first heavy storm, and the water ends up leaking into the flat below.

The technical cabinet: sizes and materials

A washing machine takes roughly 60 × 60 cm, and a washer-dryer stack can reach two metres in height. Allow a few centimetres at the sides and back for hoses and vibration, plus room for detergents and a basket. The cabinet door must open fully without hitting the terrace furniture.

The carcass is built from outdoor materials: compact HPL, aluminium or properly treated exterior-grade timber. Laminated chipboard and MDF swell within a season. Vents at the bottom and top provide cross ventilation; without them, condensation from the machine fills the cabinet with mould. By the sea, the hardware should be A4 stainless steel.

Drying you cannot see

Permanent washing lines strung across the terrace kill it as a place to sit. Extendable and folding solutions work better: a wall-mounted airer that folds into a flat panel, ceiling rails on a pulley, retractable lines in a cassette. All of it hides behind a screen made from the same slats as the cabinet and visually becomes part of the railing.

Sometimes it is more honest to admit that drying on the terrace is inconvenient and to put a heat-pump dryer inside the flat. The terrace then keeps only a small airer for bulky items. How to plan a laundry room inside the home is covered in a separate article.

Mistakes that cost money

The machine's waste plumbed into the rainwater outlet. An ordinary socket with no moisture protection. A cabinet made of kitchen chipboard with no ventilation. The terrace drain covered over. A tall stack of appliances that the building forces you to remove because it changes the look of the facade. Every one of these can only be fixed by redoing the work.
