
What should be built into a flat during renovation if you live abroad?
A basic set in four parts: a wired alarm with detectors on doors, windows and main rooms, a link to a monitoring centre (CRA), a smart or electronic lock with temporary codes for staff, and an entrance door with a burglary-resistance class. Leak and smoke detectors are added so the home reports problems other than break-ins.
All of it is cheaper and more reliable when planned during renovation, while walls and ceilings are open. Cables to detectors, the alarm panel, power and backup communication hide in the wall, not in trunking. Then the home looks ordinary and the system runs for years with little intervention.
How does an alarm linked to a monitoring centre work in Spain?
An alarm connected to a monitoring centre (CRA) sends the alarm to an operator, who checks the event by video, audio or by calling you and, if needed, calls the police. Under Law 5/2014 on Private Security, installing and maintaining systems connected to such a centre is a private security activity, and only an authorised company can do it (article 5).
So the arrangement is this: you contract an authorised security company, which installs and services the alarm. An alarm without a link to a centre, meaning a siren and an app alert, can be installed without such a company, but nobody will respond to an alarm when you are not nearby. For an owner abroad a centre connection is nearly essential.
A wired scheme is more reliable than wireless: detectors do not depend on batteries and interference and jamming hit them less. Backup communication by GSM next to the internet is always planned.
Can you put a camera at the entrance of the flat?
Inside the flat you can, but at the door there are limits. The camera must not film the landing, the neighbour's door or the street. According to what OCU reports, cameras in common areas of a building are allowed only with a decision of the owners' meeting, film only common areas with a minimal strip of access, keep recordings for at most a month and are marked with a video-surveillance sign.
A camera inside the hall, aimed at your door from within, normally does not affect other people's privacy. A camera above the door on the outside needs care and is agreed with the comunidad if the lens sees the landing. If staff work in the flat, they must know about the video surveillance, and there are no cameras in bedrooms and bathrooms.
A practical solution: opening and motion sensors plus a camera in the hall that switches on only on alarm or on command. You see who came in without watching the home around the clock.
Smart lock: how safe is it?
Security comes not from being smart but from the quality of the cylinder and mechanics. Choose an electronic cylinder or a lock protected against breaking, picking and drilling, with a mechanical key in case the battery dies. Staff codes are temporary: for set days and hours.
The smart lock's merits: an entry log, the ability to grant and revoke access remotely and no keys to lose or copy. Drawbacks: battery and dependence on connectivity, so choose a lock with an offline mode and a low-battery warning. The weak link is usually the door and frame, not the electronics: a good lock in a weak door is pointless.
Codes are kept in the system, not in messaging apps, and are changed when staff change.
Which entrance door: security door or ordinary?
For an urban flat a door with a burglary-resistance class under the EN 1627 standard is usual, most often RC2 or RC3, with a reinforced frame and anchors into the load-bearing wall. The class is in the data sheet, not in advertising.
In old Barcelona buildings the door sits in a brick wall or lime-mortar masonry, so the frame is fixed with deep anchors and the opening is reinforced. A light security door in a weak opening is forced together with the frame. The door of a good home is chosen for looks too: veneer facing, painted leaf, concealed hinges. This is agreed with the designer so security does not clash with the interior.
If the building is protected, changing the door that faces the landing is agreed with the comunidad, because it affects the look of the shared area.
What about access for cleaners while you are away?
Give each person their own temporary code and hand out no keys. The code works only on the needed days and hours, can be revoked in one action and the log shows when the person entered and left. The alarm for staff is set separately: the cleaner gets their own disarm code and you see who disarmed it and when.
Good practice: when the person enters, the needed zones switch off while bedrooms and study stay protected. A key box by the door and a key under the mat are unacceptable. If the home is large and there are several staff, the scheme provides different roles: cleaning, gardener, service technicians.

What else is worth building into a home that stands empty?
Leak detectors with automatic water shut-off, smoke detectors, uninterrupted power for the alarm and router so communication does not drop when electricity fails, and presence simulation through light and curtains. A leak in an empty flat costs more than a burglary, and there is a separate article on water detectors.
All of it is tied to a single alert to your phone and to that of a trusted person in Barcelona. A backup contact is needed because you may be on a plane while the home reports the problem that same minute. Once a year the system is checked: detectors, batteries and communication.
