Leaks while you're away: sensors and automatic shut-off valves

Three links make the protection work: sensors beside appliances and pipes, a motorised valve on the inlet and a local controller. Where each goes and what works without internet.

How do you protect a home from leaks when you're not there?

You need three pieces: water sensors beside appliances and pipes, a motorised ball valve on the flat's inlet, and a controller that links them without the internet. The sensor spots water, the controller closes the valve within seconds, and your phone gets an alert. The detail decides whether it works on the day you need it.

In an apartment with solid parquet and marble cladding, one burst washing machine hose costs more than the whole protection system. The neighbour below suffers the same damage, and you also get a conversation with your insurer. That is why the system is planned during the renovation, while the walls are open: power to the valve, access hatches and niches, routes for wired sensors.

Where should leak sensors go?

Wherever water escapes from pressure and nobody sees it: under the sink and dishwasher, behind the washing machine, beside the electric water heater, under every basin, next to the concealed WC frame, under the air-conditioning drip tray and next to the condensate pump. The sensor sits on the floor at the lowest point. On a shelf it is useless.

The usual mistake is a single sensor «for the kitchen». In a 150 m² flat with three bathrooms and a utility room, in practice you end up with eight to twelve sensors, still cheaper than one ruined stretch of parquet. In hard-to-reach spots, such as the riser shaft or behind a WC frame, use a wired sensor with the probe brought out to floor level, and put battery units where changing a cell every few years does not mean opening up a finish. A sensor behind tiles without an access hatch turns into a dummy with a dead battery within three years.

How does a motorised shut-off valve work?

It is a ball valve with an electric actuator, usually 3/4 or 1 inch, fitted right after the flat's main stopcock. It closes on a sensor signal, a command from your phone or a schedule, for example when you leave. A good actuator is slow, around 5 to 15 seconds, which avoids the water hammer that fast solenoid valves cause. Choose one that holds its last position if power fails and has a manual lever, so you can shut the water off without electricity.

Once a month the actuator should run a full close-and-open cycle on its own. Barcelona water is hard, limescale seizes the stem, and a stuck valve is discovered during the emergency. If the actuator has no automatic exercise, add it to the controller's schedule. Fit the valve somewhere accessible, with a hatch. In an apartment building, everything upstream of your own stopcock belongs to the building, and you only touch it with the comunidad's agreement.

Will the system work without internet?

Yes, as long as the logic lives in a controller inside the home rather than in the manufacturer's cloud. Zigbee, Z-Wave, KNX or wired sensors send the signal to a local hub, and the hub closes the valve. Internet is needed for two things only: to send you the alert and to let you close the water from far away. If the router is down the valve still closes, and the alert arrives when the connection returns.

There are three weak points. Power: put the hub, router and actuator on a UPS, otherwise a storm or a blackout leaves the system blind just when nobody is watching. Connectivity: on a seaside villa the internet drops more often than in the city centre, so add a SIM card as a backup channel. People: the alert must reach someone who can act, a house manager or a neighbour with keys. The valve stops the water, but somebody still has to mop up what already reached the floor.

Can you shut the water off remotely or on a schedule?

You can, provided the system has a gateway with network access. The app shows the state of the valve, the sensors and the batteries. A practical scenario: before you travel you switch on «away mode», the water is cut, the electric water heater is de-energised, and the dishwasher and washing machine are locked out. Before you return, the house manager switches on «home mode» and the valve opens. Do not skip the link «valve closed, so heater off»: an electric cylinder with no water burns out.

Puddle sensors catch what is already on the floor. They cannot see a leak inside a wall. For that, a flow sensor goes on the inlet: if water runs continuously for longer than a set time, say an hour, or at night in an empty house, the system closes the valve. In daily life you will tune the threshold so filling a bath does not raise a false alarm. On a villa, split the water into zones: house, irrigation and pool. Automatic pool top-up and drip irrigation look like consumption in a closed house, so they go on a separate branch or onto an exceptions list.

What does insurance say, and how do you avoid flooding the flat below?

A home insurance policy (seguro de hogar) usually covers water damage and your liability to neighbours, subject to an excess and conditions. Not every insurer discounts for sensors, so ask before buying the equipment and get the answer in writing. A bigger issue is that the insurer may reject a claim if the leak came from poor installation or wear you knew about. Keep the installation certificate, photos of the pipework before the walls were closed, and a plan showing the sensor positions.

When a neighbour is flooded, the usual route is a parte amistoso, an amicable claim form signed by both sides. To avoid reaching that point, automation needs ordinary building discipline behind it. Waterproofing of wet areas carried up the walls, a drained tray under the water heater, braided flexible hoses replaced every few years, and no cylinder above the neighbour's bedroom without a tray. Automation is the last line of defence, not a substitute for the first two.
