How much a flat renovation in Barcelona costs

The tiers are not about the price of a single tile. Everything shifts together: the range of sanitaryware and kitchen, how complex the ceilings and lighting are, how much furniture is made to measure, how many concealed details such as flush doors the design uses. The exact figure only comes from the quote we prepare after a site visit and measurements. Two 100 m² flats on the same block can differ by a third because of the state of the soil stacks, the floor structure and how many walls you want to move. What usually turns up behind the walls of an older building

Central Barcelona is full of buildings from the late 19th and early 20th century: Eixample, Gràcia, Sant Gervasi. The flats have high ceilings, timber or steel beams with Catalan vaulting between them, thin brick partitions laid on edge, and services that successive owners have replaced piece by piece.

Once the strip-out starts, you typically find wiring with no earth, or three generations of cable in the same chase, old pipes running to the shared stack, levelling layers several centimetres thick under the floor, and signs of old leaks on the beams below the bathroom and kitchen. None of this is visible when you view the flat.

That is why it makes sense to open up the floor and a wall in one or two spots during the measurement visit, if the owner agrees, and to look at the stacks from the common areas. Finding a problem before you sign the quote costs far less than finding it in week three.

Partial or full renovation

If the wiring is sound, the pipes were replaced in recent years and the layout works for you, you can limit the job to the kitchen, bathroom or floors. If the services are thirty or forty years old, a partial renovation almost always ends the same way: a couple of years later someone breaks new tiles to replace an old pipe.

The rule is simple. Everything that runs inside walls and floors (electrics, water, drainage, air-conditioning routes) is replaced once, across the whole flat. Finishes can be done in phases. The sequence, from measurement to handover

Site visit and measurements. We look at the flat, the stacks, the consumer unit, the windows and how materials will get in.

Layout and decisions. Before the quote, you fix where the kitchen goes, how many bathrooms there will be, which walls move and where the air-conditioning units sit. Once the strip-out is done, tweaking the layout costs money and weeks.

Quote and contract: line items, materials and payment stages.

Permit. The type depends on the scope: replacing finishes is a simpler procedure than moving walls or services. Which regime applies is decided with the drawings in hand; timelines and fees are confirmed with the ajuntament.

Then come the strip-out, first-fix services, partitions, screeds, ceilings, finishes, fitting the kitchen and sanitaryware, cleaning and the final walk-through.

Anything with a long lead time (kitchen, sanitaryware, parquet, doors) is ordered before finishing starts, not when its turn comes on site.

The building, the neighbours and logistics

In Barcelona a flat almost always belongs to a comunidad de propietarios, the owners' association. You notify the building administrator before work starts and agree how the lift and entrance hall will be protected, the hours for noisy work and where debris goes. A skip on the street or scaffolding on the facade needs a separate permit from the ajuntament.

In the narrow streets of the Gòtic or Gràcia a lorry cannot reach the door, and the lift in an old building will not take a 2.5 m plasterboard sheet. That determines how and when materials arrive, which feeds into price and timing. We check this during the measurement visit, not on the day of the first delivery.

Living in the flat during a full renovation is not realistic: you would spend weeks with no water, no power and not one clean room. Budget for a rental for the whole duration.

An example: the Urgel flat in Eixample

The Urgel flat in Eixample is 109.80 m² with four bedrooms, two bathrooms, an open kitchen and herringbone parquet. In a home like this the key decisions are chained together.

The open kitchen is fully visible from the living room, so the routes for the extractor, lighting and island sockets go in before the screed. Two bathrooms mean two connections to the stacks, drainage falls and a fixed floor level. Herringbone parquet needs a very flat base and time for the boards to acclimatise in the flat; it goes down after the wet trades, and the programme is built around that from day one.

Had any of these decisions been made on the fly, someone would have had to cut into the screed or chase the walls again. That is why layout, kitchen and flooring are signed off before demolition.

The mistakes that cost the most

Ordering the kitchen to the old dimensions. Once walls are straightened and a new screed goes down, measurements shift by centimetres and the units no longer fit. The kitchen is re-measured after first fix.

Choosing tiles and sanitaryware once the crew is already on site. Some items take weeks to arrive, and the job stops.

Not checking the shared stack. New plumbing connected to an old cast-iron building stack will leak in the same place as before. Its condition is discussed with the administrator before work starts.

Cutting back on the consumer unit to afford a pricier finish. Air conditioning, induction hob, oven and underfloor heating together need more power than many older flats have contracted, and the increase is arranged with the utility in advance.
