Tall ceilings of 3.5-4 metres: furniture, lighting and proportions

A tall ceiling is divided into zones and supported by verticals. We cover drop height, curtains, false ceilings and acoustics.

How do you make the most of 3.5 to 4 metre ceilings?

Split the height into horizontal zones and give each its own element. The lower band is taken by furniture, the middle of the wall by pictures, mirrors and panelling, and the top by lighting and cornice. The space then reads as grand and lived-in, not as an empty hall.

Verticals work: cabinets to the ceiling, long curtains from track to floor, tall doors, a picture or mirror at full height. Do not try to lower the ceiling with a dark colour or a false ceiling: you would lose precisely what makes these Eixample flats loved. The task is to make furniture and light friendly to the height, not to hide it.

How do you hang a chandelier under a 4 metre ceiling?

Think in height above the floor, not in length of drop. Over a dining table, the bottom of the chandelier usually hangs 70 to 85 cm above the tabletop, which is about 1.5 to 1.6 m from the floor. In a walking zone, the lowest point should be no lower than 2.2 to 2.3 m. Between that mark and the ceiling lies a drop of 1.5 to 2 m, which has to look intentional: a thin cable or a rod.

Diameter is chosen from the room: as a guide, about 8 cm for every metre of the sum of length and width. For a 5 × 7 m room that is around 95 cm. Above a table, the fitting should be 20 to 30 cm narrower than the table on each side.

Maintenance is a separate issue: you cannot change a bulb at 4 m from a regular stepladder. People choose a long-life LED module, a lowering mechanism with a winch or agree a tower in advance. The fixing is calculated before the ceiling is closed: reinforcement, anchor and power feed are done in the framing.

Which curtains suit tall windows?

Long, ceiling to floor, in two layers. Windows 2.8 to 3.2 m tall look bare without curtains; a track lifted to the ceiling or hidden in a recess visually extends the window. First a light layer (linen, voile), then a dense curtain for blackout.

The fabric is taken at 2 to 2.5 times the width of the track, otherwise the folds look like rods. Heavy wool and velvet at a height of 3 m hang from a reinforced track or are motorised: pulling such a curtain by hand is awkward. A ceiling recess for the curtain needs 12 to 15 cm of depth and is planned before plastering.

Do you need a false ceiling at 3.5 to 4 metres?

Not across the whole ceiling; locally, sometimes. A continuous false ceiling eats the height the flat was chosen for and covers historic plasterwork. But a strip in the corridor or a bulkhead housing the services is justified: it hides ducts and light fittings.

What is usually done is to keep the height in the main rooms and gather the equipment in a strip along a wall or in the corridor. A ducted air-conditioning unit needs 25 to 35 cm of height along its run. The junction of ceiling and wall is made with a shadow gap of 10 to 15 mm or with a cornice. How do you avoid echo in a tall room?

Add soft and uneven surfaces: rug, curtains, upholstery, bookshelves. Reverberation grows with the volume of the room and the hardness of the materials: parquet, stone, glass and smooth plaster barely absorb sound. In an empty flat with a 4 m ceiling it is heard at once; furnished, much less.

What works: large rugs and dense floor-length curtains; upholstered furniture; slatted panels with an acoustic backing; acoustic plaster or absorbent panels in the ceiling hidden in the finish. For a living room where people live and talk, the target is usually a reverberation time of around 0.5 to 0.7 seconds, although the exact value depends on the use of the room. If there is a home cinema or a music room, an acoustician does the calculation.

What furniture and colour suit tall rooms?

Furniture that holds the upper part: tall shelving, cabinets to the ceiling, vertical mirrors, floor lamps above 1.7 m. A low sofa in a room with a 4 m ceiling looks lost unless it is balanced by a vertical: a full-height picture, a bookcase or an arc of light.

Large forms read better than small ones: one big picture instead of six small ones, one sofa instead of three armchairs and poufs. As for colour, the ceiling and the top of the wall can be painted a tone darker so that the height stops weighing down; but above 3.5 m a light ceiling and muted walls are often enough. Doors taller than standard, 2.4 to 2.7 m, emphasise scale and are ordered in advance together with the opening. Floor-to-ceiling doors are covered separately.

Frequently asked questions

What does it cost to house air-conditioning ducts in a tall flat?

The duct has no separate price: it is part of the climate system and the ceiling finish. The cost depends on the length of the runs, the number of rooms and the complexity of the ceiling. The exact calculation is made from the design after the survey. First you decide where the service strip will run, and only then are the model and grilles chosen.

Can the height be used for a mezzanine?

In flats with ceilings of 3.8 to 4 m or more, a mezzanine is sometimes possible, but it is a structural alteration that needs calculation, permission and, where applicable, the agreement of the comunidad. For living use you need a clear height of at least 2.2 to 2.5 m above and below. Load-bearing walls, floor structure and regulations are checked first; without a technical project it cannot be settled.

How are tall walls and ceilings painted?

Work is done from scaffolding or a mobile tower, not a stepladder, and each plane is painted entirely in one go. Stops at height leave visible boundaries. It is better to apply a coat from corner to corner without interruption and carry the roller or brush over the full height. That volume of work and the tower go into the estimate.
