
Do you need a guest area separate from the family?
If guests come for a week or more, yes: with their own bathroom and access from the common part of the home. Sleeping on the study sofa works for friends for a weekend, not for parents or clients arriving for two weeks.
A guest suite consists of a bedroom of 12–16 m², its own bathroom of 3–4.5 m² and space for luggage and clothes. A good scheme: a door from a corridor that does not cross the family's bedrooms, so the guest never passes through the private zone. Owners who live in Barcelona part of the year and host relatives from abroad value it most.
In a 150 m² flat the guest area usually takes the room by the entrance, near the hall and away from the main bedroom. In a house or villa it goes on the ground floor or in a separate wing.
The cost of such a zone rises because of the bathroom, and many people economise exactly there. But a bathroom shared between guests and family cancels the very idea of a suite.
How do you set up a staff room?
A housekeeper's or domestic staff room needs a window, ventilation, its own bathroom or access to one, and a position near the service zone: laundry, kitchen, pantry. It must be a real living room, not a storeroom.
Minimum size 8–10 m², with daylight and natural ventilation mandatory as for any habitable room: a space without a window cannot serve as a bedroom. A bathroom of 2.5–3.5 m² with a shower. A wardrobe, desk, sockets and internet: staff often live here for long periods.
Access is from a service corridor beside the kitchen and laundry, so nobody walks through the living room. A door with an acoustic seal gives privacy both ways.
In Eixample flats such rooms are often a leftover of the old layout beside the kitchen, with a window onto the light well, and they are upgraded to current standards: a bathroom is added and ventilation and wiring replaced. It is a good case for renovation, but the structure needs checking: courtyard, risers, bathroom.
Where does the laundry go?
The laundry goes beside the staff room, kitchen and guest suite, so linen does not cross the formal areas. The ideal is to gather washing, ironing and drying in one service zone.
Minimum: 4–6 m² with two machines stacked or side by side, an ironing table, a sink, a condenser dryer and shelves for clean linen. Drain, water and 16 A sockets are left ready. Extraction is essential: the dryer gives off moisture, and without ventilation mould appears in adjoining rooms.
Leaks are a typical cause of damage, so fit a drain tray with a leak sensor and an automatic shut-off valve on the water. The floor is moisture-resistant, falling to a drain. There is more on laundry planning in our article.
If the guest suite sits at the far end of the home, leave guests a small cupboard with a mini washer or a laundry basket with easy access to the service zone. There is no need to put a machine in the guest bathroom.
What are the ventilation and soundproofing requirements?
Every bedroom, including the guest and staff rooms, gets natural airing and mechanical ventilation of the bathroom. Walls between the guest zone and the family bedrooms are built with higher sound insulation, and between the staff room and the living room an acoustic door is added.
Bathrooms get extraction with a timer and an outside outlet; rooms are also ventilated through trickle vents or heat recovery. There is more on air quality in our ventilation article.
CTE (DB-HR) insulation between dwellings of different owners is about 50 dBA, but inside one home there is no such requirement and in practice it is designed in for privacy. Guest bedrooms usually get double plasterboard with mineral wool, an acoustic door, soft seals and separate lighting and climate circuits.
A guest in a different time zone should not hear the kitchen in the morning, nor a staff member the living room in the evening. This is solved by layout and by wall construction.
How do you make a guest suite comfortable for a couple of weeks?

Funciona bien un conjunto de capas de luz sencillas: general, de cabecera, de escritorio y nocturna. Un invitado no debe buscar interruptores en casa ajena, por eso se programa una única escena de bienvenida en la entrada.
En una villa de Castelldefels la suite de invitados se abre a veces a una terraza con escalera propia, y así los invitados entran y salen con independencia.

What is the minimum size of a guest bedroom with a bathroom?

Can you make a staff room without a window?

Does the guest zone need its own kitchen?
A full kitchen is needed only in a separate annexe or a large villa. In a flat a kitchenette is enough: fridge, coffee machine, sink and cupboard, all in a niche with fronts. The guest then makes breakfast without entering the family kitchen.
