How do Vinyet, Terramar and Can Girona differ when you renovate a villa?
By terrain, the age of the houses and the distance to the sea. Terramar was planned as a garden city from 1923: detached houses on plots, with terraces and porches. Vinyet is a neighbouring residential sector, closer to the centre. Can Girona usually sits higher, on a slope with sea views. The build depends on all three.
Neighbourhood names do not replace checking the actual plot. The first document is the ficha urbanística under Sitges's municipal plan, the second a topographic survey with levels, the third the distance from the plot to the edge of the shore. Sitges's old town has its own article: different rules, inner courtyards and heritage protection apply there.
What does Terramar mean for a renovation: houses from the 1920s and 30s
Terramar was built as a garden city: industrialist Josep Armengol i Durán started it in 1923 and Miquel Utrillo designed Terramar Park. Most houses are Noucentista, with three-part facades, terraces and porches, and some are Modernist. This comes from Sitges's tourism site.
The conclusion for the works is simple: the composition of the facade has value. Keep the proportions of the openings, the shutters and the porch even when everything inside changes. Windows in these houses are usually ordered with a slim profile and a division that repeats the original; services are replaced in full, and solid masonry walls and timber floors are surveyed first. Some buildings may sit on a protection catalogue, and that is checked before the first sketch, not after. So demolition is not rushed: survey first, then the decision on what to keep.
Do you need approval because the house is close to the coast?
If the plot falls inside the protection easement under the Coastal Law, yes. The zone covers 100 metres from the inner edge of the shore (article 23) and, for land that was urban when the law came into force, 20 metres (third transitional provision). Houses along the Passeig Marítim in Terramar may fall inside that strip.
For an existing building that was lawfully built but does not meet the law, the fourth transitional provision allows repair, improvement, consolidation and modernisation as long as they do not increase volume, height or floor area. Before the works you file a declaración responsable: volume and area do not grow, energy performance improves and water use drops. Where the shore line runs exactly is shown by the deslinde, requested from the authority that handles the coast. The details are in the separate article on the Coastal Law.
How do you rebuild a villa on a slope with sea views?
Start with terrain and water, not finishes. The topographic survey shows the level changes, the geotechnical study shows the ground, and the design resolves retaining walls, drainage behind them and foundations. In practice a wall holding a two to three metre drop is already calculated by an engineer and needs water drained away: without drainage behind it, water pushes on the structure and floods the lower floor.
A sea view drives the glazing, and with it wind and sun. Large sliding doors are oriented with solar load in mind and fitted with solar-control glass; terraces are laid out with a fall and drainage. The municipal plan fixes height and volumes, and neighbours look at your roof the way you look at theirs. Access up the slope is a task of its own: the concrete pump, crane and tipper truck must get there, or materials are carried by hand and the estimate grows. Slopes are covered further in the article on houses on a slope in the Garraf.
How long does a building licence take in Sitges?
An exact time cannot be given: it depends on the type of work, how complete the project is and the comments of the technical services, and the official period is confirmed with the Ajuntament de Sitges or your gestor. We do not put into a schedule a figure we have not seen on an administration page.
What can be controlled is the order of steps. Ficha urbanística and measurements, then the preliminary design, the project and the licence file. While the administration reviews the application, long-lead items are ordered: made-to-measure windows and doors, stone, sanitaryware, the kitchen. The licence rarely holds up a build longer than the delivery of window systems if the project arrives complete the first time. The most common delay in Sitges, as anywhere, is an incomplete file and repeated requests.
How do parking, narrow streets and plot size change the build?
A lot. In Terramar and Vinyet the plots are small, the streets narrow and lined with trees, and parking by the house is limited. The materials truck unloads in a short stop, concrete is pumped across the neighbouring plot and the skip is placed under a street-occupation permit.
In season the site gets harder: in summer Sitges is crowded and construction noise matters. Working hours and noise limits are set by municipal rules; check them before signing the contract and write them into the schedule. Neighbours are told the concrete and delivery days: on a narrow street that decides whether the site has a conflict. A good contractor shows the site plan up front: where materials are stored, where waste goes, how suppliers enter and at what time. Salt and wind choose the materials: stainless-steel fixings, marine-coated aluminium and stone that tolerates damp.
How does BCN YARD handle a villa in Sitges?
A site visit, measurements and a first meeting on the plot: we look at the terrain, access, the condition of the house and the distance to the sea. Then a detailed estimate. Reference prices before VAT: Premium from 1,000 €/m², Luxury from 2,000 €/m², Signature from 3,000 €/m²; on renovation of resale housing our estimates usually carry 21% VAT, on new-build housing 10%. The 21% applies because in our renovations materials usually exceed 40% of the taxable base; when they do not, renovating a private individual's home is taxed at 10% (Law 37/1992, art. 91). The exact price is fixed in the estimate after the visit and measurements.
We run projects in Russian and Spanish, with our own crew and vetted subcontractors, one person responsible for the project, and payment under contract in stages. We have full-cycle experience on a private house with a pool (2022–2024, with solar panels). We reply to an enquiry within an hour.
Frequently asked questions
Do I need Costas approval to renovate a villa in Sitges?
It depends on the distance to the sea. Within the 100-metre strip (20 metres on land that was urban in 1988), an existing lawful building can be repaired and modernised without increasing volume, height or floor area, with a declaración responsable. The deslinde marks the exact line. Outside the strip you only need the municipal licence.
Can I extend a villa in Terramar or Vinyet?
Inside the coastal strip an existing building cannot be extended: volume, height and floor area must not grow. Outside it, Sitges's municipal plan decides: buildable area, height and setbacks. The check starts with the plot's ficha urbanística. The architect calculates the remaining buildable area before the first sketch, not after it.
How much does a villa renovation in Sitges cost?
Reference prices before VAT: Premium from 1,000 €/m², Luxury from 2,000 €/m², Signature from 3,000 €/m². On a slope, retaining walls, drainage and awkward access add to the price; by the sea, salt and material protection do. Resale-housing renovation estimates usually carry 21% VAT. The exact price comes from the estimate after the visit.
How fast is a building licence issued in Sitges?
The period depends on the type of work and how complete the project is, and the exact figure is best confirmed with the Ajuntament de Sitges or your gestor. While the licence is processed, windows, doors, stone and sanitaryware are ordered, so the build starts without gaps. The usual delays come from incomplete documents and repeated requests.
