
How do 1950s-70s buildings differ from modernista ones?
They were built on a concrete or mixed frame, with lower ceilings, fewer thick walls, a lift and a garage, rather than load-bearing brick walls with Catalan vaults. For renovation that means more freedom in layout and more engineering questions.
Ceilings are usually 2.5–2.8 m against 3.3–3.6 m in the Eixample. This matters for climate systems: ducted air conditioning in a dropped ceiling eats 20–30 cm, so you choose between height and invisible ducts. Windows are larger and plainer, with no galleries or mosaics, but there are big terraces and loggias, especially in Galvany and the upper part of Sant Gervasi.
Finishes of the era are modest: terrazzo, plain timber floors, metal windows that are often worth replacing outright. Room partitions are sometimes hollow brick of 7–10 cm. Sound insulation from neighbours is weaker than in massive old houses, and needs checking.
The district itself is quiet and green, so some flats have terraces looking onto gardens. That is the main value of these buildings.
What problems are typical of this period?
Son típicos el cableado antiguo sin toma de tierra, tuberías galvanizadas o de fundición, aislamiento térmico y acústico débil, carpinterías metálicas con puentes térmicos, humedades en cubiertas y terrazas, y amianto en algunas instalaciones. Es el conjunto habitual de edificios de la época y se resuelve en una reforma integral.
El cableado se suele cambiar entero y se coloca un cuadro nuevo con toma de tierra. El agua y el saneamiento también se renuevan hasta las columnas, acordándolo con la comunidad. Fachadas y cubiertas suelen necesitar reparación, y las obras comunes pasan por la junta.

La eficiencia energética es baja: muros sin aislar, vidrios sencillos o finos. En una reforma de lujo se cambian las ventanas por otras modernas y bien aisladas, y los muros se aíslan por dentro donde no se pierde demasiada superficie.
Can you remove load-bearing walls?
En edificios de estructura de pilares los tabiques suelen poder quitarse, pero cada muro lo revisa antes un técnico de estructuras: algunos soportan carga o rigidizan el edificio. La decisión sale del proyecto y del cálculo, no del aspecto de la fábrica.
En los edificios de 1950–70 los muros son de tres tipos: tabiques ligeros de ladrillo hueco, muros de ladrillo que trabajan a carga y elementos de hormigón de la estructura. Los primeros se quitan sin problema, los segundos se sustituyen por vigas o pórticos de acero y los terceros no se tocan. Sin abrir no se puede saber el tipo: hacen falta los planos del edificio, catas y cálculo.
Si un muro es de carga, su eliminación se tramita: proyecto del técnico de estructuras, licencia y a veces el visto bueno de la comunidad, porque la obra afecta a la estructura del edificio. Las vigas y los refuerzos de acero se prevén antes, con altura de reserva en el techo.
Una distribución abierta es más viable en Sant Gervasi que en el Eixample porque la estructura es más simple. Pero el proyecto es obligatorio: sin él te juegas la seguridad y la responsabilidad.
What about asbestos in these buildings?
Asbestos has been banned in Spain since 2002, and the buildings of the 1950s–70s were built when it was widely used: in fibre-cement pipes, tanks, roof sheets, tiles and insulation. Material in good condition can stay, but in a renovation it must not be opened without specialists.
The national occupational safety institute, INSST, confirms that asbestos materials installed before the ban may remain in place while in good condition and not releasing fibres. But if the works touch such material, sanding, drilling and removal release fibres, and only an accredited firm does it, under a specific plan.
That is why samples of suspect materials are taken before the design: pipes, sheets, tile adhesive layers. The laboratory result decides whether a removal plan is needed and how the estimate is built. The detailed procedure is in our article on asbestos removal.

How do you extend a terrace legally?
Ampliar una terraza siempre depende de a quién pertenece según los documentos y de lo que permita el planeamiento. No se puede cerrar una terraza con cristal, construir sobre ella ni apropiarse de parte del espacio común sin licencia y sin el consentimiento de la comunidad.
El orden: comprobar si la terraza es propiedad privada o un elemento común con derecho de uso; comprobar la edificación permitida en el certificado de condiciones urbanísticas; proyecto y licencia; acuerdo de la junta si cambia la fachada o se afectan elementos comunes. Un cerramiento ligero con cristales correderos, como en nuestro artículo de áticos, es aceptable en muchos edificios, pero un volumen rígido cerrado exige licencia y computa en la edificabilidad.
Con frecuencia el camino más realista no es ampliar el volumen sino mejorar el uso de la terraza. Suelo nuevo, pérgola, muros verdes, cocina integrada, iluminación, barandilla. No cambia el edificio, pero convierte la terraza en una habitación.
Estas cuestiones se revisan antes de la compra, no después. Una construcción ilegal puede acarrear multa y orden de demolición.

Can you raise the ceilings in a 1960s flat?
Normally not: height is fixed by the floor structure, and you only gain by removing a dropped ceiling or changing the technical scheme. You cannot add height above the slab. What you can do is remove unnecessary layers, hide ducts in corridors and use compact climate systems.
How can you tell if there is asbestos in a wall?
You cannot tell by looking: a sample must be analysed in a laboratory. Suspect materials are fibre-cement pipes, roof sheets and boards, old tiles and adhesive layers. A specialist takes the sample so fibres are not released. The renovation starts after the result.
Do you need a licence to change windows in Sant Gervasi?
Replacing windows in a way that changes the facade's look requires the community's agreement and sometimes a notification or licence from the Ajuntament. If the new ones repeat the colour, profile and pattern of the existing ones, the process is simpler. Always check the statutes and the building protection certificate.
