
¿En qué se diferencian los edificios de los 50-70 de los modernistas?
Se construyeron sobre estructura de hormigón o mixta, con techos más bajos, menos muros gruesos, ascensor y garaje, en lugar de muros de carga de ladrillo con bóvedas catalanas. Para la reforma significa más libertad de distribución y más cuestiones de instalaciones.
Los techos suelen medir 2,5–2,8 m frente a los 3,3–3,6 m del Eixample. Hay que tenerlo en cuenta en el clima: un aire acondicionado por conductos en falso techo come 20–30 cm, y hay que elegir entre altura y conductos invisibles. Las ventanas son mayores y más simples, sin galerías ni mosaicos, pero hay grandes terrazas y lonjas, sobre todo en Galvany y en la parte alta de Sant Gervasi.
Los acabados de entonces son más modestos: terrazo, suelos de madera sencillos, carpinterías metálicas que a menudo conviene cambiar enteras. Los tabiques entre habitaciones a veces son de ladrillo hueco de 7–10 cm. El aislamiento acústico con los vecinos es más débil que en las casas antiguas y macizas, y hay que comprobarlo.
El barrio en sí es tranquilo y verde, por eso parte de los pisos tiene terrazas con vistas a jardines. Es el principal valor de estos edificios.
¿Qué problemas son típicos de esta época?
Typical are old wiring without earthing, galvanised or cast-iron pipes, weak thermal and acoustic insulation, metal windows with cold bridges, damp on roofs and terraces, and asbestos in some services. This is the usual set for buildings of the period and is solved in a full renovation.
Wiring is normally replaced entirely and a new board with earthing fitted. Water and drainage are also renewed up to the risers, agreed with the community. Facades and roofs usually need repair, and common works go through the owners' meeting.
Top-floor flats suffer leaks through terraces: waterproofing is renewed, and when pipes and tile are laid over the slab, accidental damage is avoided. Terrace waterproofing with neighbours below is covered in our penthouse article.
Energy performance is low: uninsulated walls, single or thin glazing. In a luxury renovation windows are replaced with modern, well-insulated ones, and walls are insulated from inside where it does not eat too much area.
¿Se pueden quitar los muros de carga?
In frame buildings partitions can mostly be removed, but each wall is first checked by a structural engineer: some carry load or stiffen the building. The decision comes from design and calculation, not from the look of the masonry.
In 1950s–70s buildings walls come in three kinds: light hollow-brick partitions, brick walls that carry load and concrete frame elements. The first come out without trouble, the second are replaced by steel beams or frames, the third are left alone. You cannot tell the type without opening up: you need the building plans, trial openings and calculations.
If a wall is load-bearing, its removal is agreed: an engineer's design, a licence and sometimes the community's consent, because the work touches the building's structure. Beams and steel reinforcement are planned ahead, with reserve height in the ceiling.
An open plan is more feasible in Sant Gervasi than in the Eixample because the structure is simpler. But a design is mandatory: without it you risk both safety and liability.
¿Qué pasa con el amianto en estos edificios?
El amianto está prohibido en España desde 2002, y los edificios de 1950–70 se construyeron cuando se usaba mucho: en tuberías de fibrocemento, depósitos, placas de cubierta, baldosas y aislamientos. Un material en buen estado puede dejarse, pero en una reforma no se puede abrir sin especialistas.
El Instituto Nacional de Seguridad y Salud en el Trabajo, INSST, confirma que los materiales con amianto instalados antes de la prohibición pueden seguir en su sitio mientras estén en buen estado y no liberen fibras. Pero si la obra afecta a ese material, el lijado, el taladrado y el desmontaje liberan fibras, y solo lo hace una empresa acreditada con un plan específico.
Por eso antes del proyecto se toman muestras de los materiales sospechosos: tuberías, placas, capas de adhesivo de baldosas. Prevé tiempo y presupuesto para este punto desde el principio. El amianto oculto que aparece en mitad de la obra la paraliza y cuesta más que una comprobación previa.
¿Cómo ampliar la terraza legalmente?
Extending a terrace always depends on whose it is in the documents and what the planning rules allow. Closing a terrace with glass, building on it or taking over part of the common space without a licence and the community's consent is not permitted.
The order: check whether the terrace is private property or a common element with a right of use; check permitted building in the planning conditions certificate; a design and a licence; a vote of the owners if the facade changes or common elements are affected. Light glazing with sliding panes, as in our penthouse article, is acceptable in many buildings, but a rigid closed volume needs a licence and counts against the built-area ratio.
Often the most realistic path is not to extend the volume but to improve how the terrace is used. New floor, pergola, green walls, built-in kitchen, lighting, balustrade. That does not change the building but turns the terrace into a room.
These questions should be checked before purchase, not after. An unlawful structure can bring a fine and an order to demolish.
