Which materials stand up to salt and damp in a seafront flat?
Outside, what lasts is A4 stainless steel (AISI 316), anodised aluminium or aluminium with a marine-grade coating, porcelain and sealed stone. What fails is galvanising without extra protection, MDF and chipboard in damp areas, and cheap hardware. Inside, the main problem is not salt but humidity and condensation.
Salt arrives on the wind as a fine mist and settles on the balcony, railings, hinges, the outdoor air-conditioning unit and the glass. It reaches the rooms while windows are open, which is why interiors suffer less than the facade. Porous stone on the terrace, unpainted steel and electronics left on the balcony, though, go off quickly.
We covered materials for a first-line villa separately. A flat has less exposure, but on the balcony and in the hardware the conditions are the same. Fixings and railings go in A4, an insulating gasket goes between aluminium and steel, and timber on a balcony only works with an exterior finish and care every year or two.
How do buildings in Barceloneta differ from those in Port Olímpic?
In Barceloneta the difficulties are access and old floors; in Port Olímpic they are the windows, the balconies and the shared rules. These are two different kinds of renovation, and only the sea links them.
Barceloneta grew as a dense neighbourhood of small houses. Its flats are often compact, the stairs narrow, there may be no lift, ceilings are low, masonry walls thick, floors old, and the community small and slow to decide. Deliveries run into narrow streets, so they are planned well ahead.
The Olympic Village was built for the 1992 Games: towers and blocks with shared garages, reinforced concrete frames and large windows. Services there are more than thirty years old, and before an estimate you check the risers, seals, glazing and balcony slabs. Communities are large, with an administrator and strict rules, much like the towers of Diagonal Mar. So the notice, the lift schedule and the glazing approval are organised in advance; the general procedure is in our article on community permission.
How do you protect windows and balconies from wind and noise?
Choose windows by their classes for air permeability, water tightness and wind resistance, add acoustic glass, and use ventilation that does not let noise through. Glass, frame and ventilation work as a system: good glass with an open vent slot will not stop noise.
Wind-driven rain arrives at an angle, so the threshold and the bottom profile need drainage and the seals must run to the end. The classes are checked against EN 12207, EN 12208 and EN 12210. Against noise from the seafront and evening bars, asymmetric panes of different thickness and laminate with an acoustic interlayer work; acoustic vents in the frame or a unit with heat recovery supply air without noise.
Changing windows on a facade needs the community's decision and, in an old quarter, a check of the building's municipal protection as well. The procedure is in the article on the permit for changing windows in Barcelona. Windows are not ordered before written consent: manufacturing takes weeks.
Does a balcony need special waterproofing?
Yes. A seafront balcony takes slanting rain and salt, and a waterproofing mistake shows up in the ceiling of the neighbour below. You need a fall to the drain, a membrane turned up the upstand and the wall, a threshold with drainage and a non-slip finish.
The fall is usually around one to two per cent towards the drain, and the membrane is carried up vertical surfaces and under the threshold. Before tiling, the balcony slab is inspected from below: rust-coloured stains, cracks along the reinforcement and spalled concrete show the steel is already rusting from chlorides. The slab's structure more often belongs to the building, so its repair is the community's decision, and you are left with the waterproofing on top.
If your balcony sits above someone else's home, responsibility for a leak falls on you, and a margin in the waterproofing is cheaper than saving on it. There is more in the article on waterproofing a terrace above a neighbour.
How do you control damp if you use the flat only a few times a year?
Install controlled ventilation and dehumidification with sensors that alert you. A closed seafront flat with no air exchange fills with mould in corners and behind furniture within weeks.
A set of four elements works. Extraction in the bathroom and kitchen with a humidity sensor. A dehumidifier, or air conditioning in dehumidify mode on a schedule. Temperature and humidity sensors with phone alerts. Furniture and wardrobes set away from outside walls so air can circulate behind them.
Inside, use vapour-permeable mineral or silicate paints rather than film-forming ones. The bathroom and shower niches get full waterproofing. If you live abroad, connect the sensors to a person who can come, not only to yourself.
Does the Coastal Law affect renovating a seafront flat?
It can, if the building stands within the protection easement zone, a strip 100 metres wide from the inner edge of the shore. For interior finishing that adds no volume it is usually not an obstacle, but extending, adding a floor or glazing a terrace runs into the law.
The Coastal Law (Ley 22/1988) bans new residential buildings in this zone. For existing buildings put up before the law, repair, improvement, consolidation and modernisation are allowed as long as volume, height and floor area do not grow. For that you file a declaración responsable and ensure better energy efficiency and water-saving measures.
Whether your building falls in the zone depends on its address and the deslinde line, and that is cleared with the Demarcación de Costas and the city before the design, not after. We cover it in more detail in the article on the Coastal Law and renovating a first-line house.
Where do you start renovating a seafront flat if you do not live in Barcelona?
Start with a site visit: wall damp, the state of the balcony slab, the windows and the risers can be judged on the spot, not from photos. Then check the building's rules and the Coastal Law zone, and only after that commission the design.
BCN YARD runs projects in Russian and Spanish: one person is responsible for the project and payment is by stages under a contract. As a price guide: Premium from 1,000 €/m², Luxury from 2,000 €/m² and Signature from 3,000 €/m², excluding VAT; the exact price comes in the estimate after a visit and measurements. VAT on renovating a resale home in our estimates is usually 21%. The 21% applies because in our renovations materials usually exceed 40% of the taxable base; when they do not, renovating a private individual's home is taxed at 10% (Law 37/1992, art. 91). We reply to an enquiry within an hour.
Frequently asked questions
Can you lay a wooden floor in a seafront flat?
You can, but choose engineered boards or wood-look porcelain, and avoid wide-plank solid wood without humidity control: in damp air it behaves unpredictably. Boards are acclimatised in the flat before laying, and indoor humidity is held steady with ventilation and dehumidification, especially when you are away.
Do you need a permit to change windows in Barceloneta?
As a rule you need the community's decision, because windows are part of the facade, and a check of the city's requirements for the building. The exact rule depends on the building. You find it out at the city hall and from the administrator before ordering windows. The order is placed only after written consent, because manufacturing takes weeks.
How much does a Signature renovation of a seafront flat cost?
Our guide for the Signature level is from 3,000 €/m² excluding VAT; the exact price is given in the estimate after a visit and measurements. In a seafront flat it depends on the state of the balcony slab and risers, the window class, waterproofing and ventilation. Those items can only be seen on an inspection in person.
How do you prevent mould when the flat is empty?
Keep air exchange and dehumidification on a schedule, not just airing the flat before you arrive. You need extraction with a humidity sensor, a dehumidifier or air conditioning in dehumidify mode, and sensors with alerts. Wardrobes are moved off outside walls and vapour-permeable paints are used inside. The sensors are linked to someone who can come and open the flat if humidity rises.
