Pool house: shower, WC, plant room and shade

A pool house takes the shower, WC, plant and storage out of the main house if building limits, noise and services are settled in time. What counts as built area, where the pumps go and how to choose an outdoor shower.

Does a pool house count as built area on the plot?

Yes: a closed, permanent, roofed pavilion almost always counts as built area: it enters the occupancy percentage and the volume calculation, and must respect boundary setbacks and height limits. A light open gazebo or pergola sometimes counts partly and sometimes not, which the municipal plan decides.

The pool plant room, buried or built into the ground, counts in some plans and not in others. Small ancillary buildings are sometimes processed in a simplified way. There is no single answer, so the rules for your plot are checked with the ayuntamiento before any sketch. A pavilion built without a licence becomes an unlawful extension and hinders the sale of the house.

What is worth moving out of the house to the pool?

Four things: an outdoor shower, a guest WC, storage and the pool plant. They take wet feet, sand and chlorine out of the house and give guests a place to change without entering the living rooms.

Storage. Loungers, cushions, towels, children's toys, a cleaning robot, chemicals. All of it needs a cupboard or a room of 4–8 m² with ventilation. Chemicals are stored apart, in a closed ventilated compartment, and chlorine and acid never together: mixed, they release a dangerous gas.

You can also add a mini kitchen with a sink and fridge, a changing area and a second shade. Part of the list can sit in a separate room and part can be combined. The criterion is simple: what gets in the way inside the house when there is a pool around it, and what you need to hand beside the water.

Where should the pumps go so they are not noisy?

Away from bedrooms and the boundary, in an enclosed room with sound insulation, and as close to the water as possible. A pump works more easily when it stands at water level or below: fewer priming and noise problems. Quiet variable-speed pool pumps are almost inaudible at low revs and noisy at full speed.

What makes the room quiet. Masonry or concrete instead of thin sheet, sound-absorbing panels inside, anti-vibration mounts under the pump, flexible couplings on pipes, a sealed door, ventilation grilles with silencers. If the room is buried, the soil damps the noise, and that is the best option for a small plot.

Space for air is also needed: the pump, filter and heat pump warm up and must be ventilated. Check the distance to the neighbour and the permitted noise level in the municipal ordinance. We covered the equipment and its location in the article on heating a pool.

Is a WC by the pool necessary?

For a villa with children and guests, yes. Without it, wet people go into the house, leave water and sand on the living room floor, and on party day a queue forms for the only toilet. A guest WC by the pool solves both problems and relieves the house.

The main technical question is drainage. The WC must connect to the sewer by gravity. If the pavilion is below the main sewer, a pumping station with a macerator is installed, which adds noise and needs servicing. So the location is chosen with the sewer level in mind, not just the view.

Ventilation and finishes: the pavilion has a window or extraction, water-resistant floor and walls, and a class 3 non-slip floor because people enter barefoot. Space for pushchairs and wheelchair access is desirable. Such a WC will also serve elderly family members.

Which shower suits outdoors?

316 stainless steel or finished brass, resistant to sun, salt and chlorine. Cheap aluminium and plastic models fade and crack within two summers. Choose a shower with a head, a mixer and a foot wash for sand.

Water. Cold is enough, but guests prefer warm, and for that a supply from the house or a small heater is provided. The pipe is run insulated and drained in winter. The waste connects to the sewer or to drainage where rules allow: chlorinated water must not go under trees or to the neighbour.

The surface under the shower is class 3 non-slip with falls to a drain. The shower sits on the path from the pool to the house and is screened by a wall or plants from view. The spot is included in the lighting plan and in the calculation of path width.

How to arrange shade and safe electrics?

Shade is made from the start and must be where you spend time: by the table, sofa and shower. Good options: a louvred pergola, an overhang over the pavilion, large trees at a safe distance from the edge so leaves do not fall in the water. Shade on the WC and plant keeps the equipment from overheating.

Electrics by a pool follow a separate REBT instruction (ITC-BT-31): around the water there are zones in which sockets, luminaires and their voltage are limited, and metal parts are bonded by equipotential connection. A licensed electrician does all this, not the gardener.

Pool and path lighting runs on safe low voltage or with 30 mA RCD protection. Sockets for the cleaner and robot sit outside the danger zone. The automation and sensors are checked in winter, as we described in the article on upkeep of an empty house.

Frequently asked questions

How large should a pool house be?

Minimum: shower, WC and plant room together take about 12–15 m². With a changing area, storage and a mini kitchen it comes to 25–40 m². The size is fitted to the number of guests and to the plot's occupancy limit, so the plan sets the figure, not taste.

Can the pavilion be made of timber?

Yes: a timber frame with cladding looks warm and goes up quickly. But by water and in sun timber needs treatment, and the wet zones of shower and WC should be ceramic or stone. The heat pump and plant room are better kept non-combustible and masonry.

Does it need a separate water meter or sewer connection?

Usually not: the pavilion connects to the house's water and drainage. It needs a shut-off valve, a drain point and an outlet to the network by gravity or a pumping station. If the plot is large and the pavilion far away, this goes into the services design from the start, not after the earthworks.
