Test four scenarios
Walk through a working morning, a guest visit, a work-from-home day and cleaning. Where do routes collide? Which doors stay open, and which rooms go unused? These answers are more useful than a fashionable plan: they locate storage, quiet space and redundant corridors.
Match the plan to services
New bathrooms, kitchen, climate systems and lighting depend on existing risers, ducts and electrical capacity. Before approving the layout, check technical feasibility, building rules and delivery access for large pieces. Separate essential replacements from optional upgrades in the budget.
Make the floor area work for everyday life
In a large apartment, the problem is often the distance between activities rather than a shortage of floor area. Put storage where it is used, reserve a quiet place to work and check whether bedrooms can be reached without crossing the guest zone. For each new bathroom or kitchen, note its dependence on risers and ventilation. Do not approve an attractive plan alone: walk family routines across a dimensioned layout with furniture and doors.
