Architect fees in a home renovation: percentage of budget or fixed fee

Architect fees in public sources range from 4 to 15 % of the budget because they measure different things. Payment models and when the law requires an architect.

How much does an architect charge for a renovation design?

An architect charges a percentage of the works budget or a fixed sum. Public sources in 2026 show ranges from 4 % up to 10 to 12 % (Habitissimo, updated 16 September 2026) and 8 to 15 % for design, planning and supervision together (a sponsored Barcelona Metropolitan guide, March 2026). A larger budget usually means a lower percentage.

These figures cannot be added or averaged, because they describe different services and sizes. Habitissimo takes a share of the material execution budget (PEM) and separates the design from site supervision. The sponsored guide gives a single number for everything, supervision included, and writes it for the Barcelona market. So «10 %» in one article and «10 %» in another can hide different work.

In practice, before comparing architects' offers, break them into the same blocks: design, licence processing, site supervision, health and safety, professional endorsement (visado) and issue of the final certificate. Compare block by block, not by the total.

Why do the percentages vary so much?

Four factors explain the spread: scope of service, size of budget, complexity and the author's level. The word «percentage» matters far less.

Scope. Design alone costs less than design with site supervision, and Habitissimo shows supervision as a separate sum: in its example for an average single-family house, about 6 000 € for the design and about 3 000 € for supervision. Size. On large jobs the percentage falls; for small flats architects more often quote a fixed sum, because a percentage of a modest budget does not cover the minimum work. Complexity. Moving structural elements, façade solutions, building protection and many bespoke details raise the effort. Level. Luxury studios with full creative supervision, elaborate working drawings and construction details price their work above average.

The source matters too. An article sponsored by a studio works as advertising for that studio, so its range should be read as one market's view and not as a national average. A good habit is to ask for two or three offers and compare them block by block.

Which is better: a percentage or a fixed fee?

For a new design with a clear scope a fixed fee by stage is better; for a complex house with a changing scope a percentage with a cap suits. It depends on how well the scope is known.

Percentage. For: the fee grows with the commission and the contract need not be renegotiated at every change. Against: the architect has no incentive to make the solution cheaper, because the more expensive the works the larger their share. This is not an accusation but a property of the scheme; it is corrected with a cap on the percentage and a clear list of services. Fixed fee. For: you know the design cost up front. Against: if the scope grows, an argument over an addendum begins, so the contract spells out what counts as a change of brief. Mixed scheme: fixed for the design and a percentage or an hourly rate for supervision.

There is an in-between option: fixed for the design and staged payment of supervision by number of visits and reports. It suits an owner who does not live in Spain and wants to see what they are paying for. Interior designers' payment models have their own guide: the schemes are similar, only the service differs.

What is part of the design and what is part of site supervision?

The design describes what to build and how; site supervision checks that what is built matches the design. They are two separate services paid separately, and both must be written into the contract.

The design includes the report, drawings, measurements, budget, calculations and the documentation needed to obtain the licence. Supervision includes site visits, checking conformity with the design, resolving technical questions, reports and the final certificate. The Spanish Building Act (LOE, article 12) describes the director de obra as the person who directs the works on technical, aesthetic, planning and environmental matters and signs the final certificate; control of the execution of materials and works is handled separately by the director de ejecución, normally an arquitecto técnico (aparejador).

So «architect and aparejador fees» are two separate invoices: the first charges for design and supervision, the second for control of execution, quantities and quality of materials. You pay both, and the offer must make clear who signs what. Control on site has its own guide, on the direcció facultativa.

Is an architect mandatory for a flat renovation?

Not always: a technical design is needed when the works change the structure, general appearance or use. For ordinary finishing that does not touch load-bearing elements, a notification or a simple licence with a technical document is often enough, and the ayuntamiento decides.

The LOE (article 2) requires a design for interventions in existing buildings that alter their architectural configuration: total ones, and partial ones that essentially change the exterior composition, volume, structure or characteristic use. For a residential building the design is written by a professional with the qualifying title, which for residential use is the architect (article 10). Habitissimo says maintenance works on a dwelling, such as changing floors and wall coverings, do not require a design, but it depends on the type of work and the municipality.

For a luxury-level renovation with moved walls, new openings, reinforced slabs, and new services and climate system, a signed design is in practice needed. Even where the law does not require it, an independent technical professional is useful to you as a check on the contractor. Which works need a licence in your area is confirmed with the ayuntamiento or a gestor.

How does an architect differ from an interior designer and how should you pay?

The architect answers for structure, regulations and the signature; the interior designer for space, materials, light and furniture. A complex project needs both, and the contractor carries out their decisions.

The designer draws the layout and chooses materials, lighting and furniture, but the technical design is signed by whoever the law entitles to sign it. The contractor builds but should not check themselves, so site supervision is better given to an independent professional. Whom to hire first and when an all-in-one studio is justified is covered in a separate guide.

Payment. Do not pay everything up front. A sensible link to documents: part at signing, part on delivery of the design, part on submission for the licence, the rest of supervision by monthly visits or reports. Questions for the architect before you sign: what the price includes, who signs, how many site visits, what happens if scope grows, how the end is closed out, and who pays for the visado and fees (the amount of fees is confirmed with the ayuntamiento).

How does BCN YARD handle this?

BCN YARD builds and renovates to a design; the signatures on designs are made by independent specialist professionals. We do not charge an architect's fee or stand in for one: we provide a works quote and one person responsible for the project.

We run projects in Russian and Spanish and can help assemble the brief for the architect and then price the works from their design. Renovation guide prices excluding VAT: from 1 000 €/m² at Premium, from 2 000 €/m² at Luxury, from 3 000 €/m² at Signature; exact price after a visit and measurements. Write via the page on visits and measurements or through the site; we reply within an hour.

Frequently asked questions

How much does an architect charge for a renovation project?

Habitissimo, as of 16 September 2026, gives shares of the budget from 4 % to 10 to 12 %, with a lower percentage for a larger budget. The sponsored Barcelona Metropolitan guide (March 2026) says 8 to 15 % for design, planning and supervision together. The difference lies in scope, so compare offers block by block.

What do the architect's and aparejador's fees consist of?

The architect invoices the design and usually the site direction; the aparejador (arquitecto técnico) invoices control of execution, quantities and materials. Health and safety and the visado are sometimes added. These are separate services, so the offer should make clear who signs what.

How should I pay an architect: in stages or all at once?

In stages tied to documents: part at contract signing, part on delivery of the design, part on submission for the licence, the rest for supervision by visits or reports. Paying everything in advance removes your leverage if the design is late or does not match the brief.

Is an architect required for a flat renovation?

Not always. A design is needed when the works essentially change the structure, appearance, volume or use of the building (LOE, article 2); for housing an architect writes it. For ordinary finishing that does not touch load-bearing elements the ayuntamiento decides; confirm with it or a gestor before starting.
