A pilates studio and boutique gym: noise, vibration and ventilation

How not to disturb neighbours and keep air fresh in a studio: floating floor, insulation, ventilation, changing rooms and permit.

How to insulate the studio from neighbours above and below

A studio is insulated from neighbours with a floating floor, a ceiling hung on isolators and double-boarded partitions, and the more intense the load (jumping, heavy weights), the thicker the insulation. For pilates the requirements are lighter than for a gym with free weights.

Three paths for sound. Airborne noise: music, the trainer's voice, footsteps. Impact: dropped dumbbells, jumping, equipment being moved. Equipment vibration: fans, compressors, air conditioning. Each path is solved with its own layer.

Floor. A resilient layer under the screed (rubber or polymer mats, thickness by calculation) with the screed separated from the walls. Ceiling. A ceiling on isolators with mineral wool, sometimes with two layers of plasterboard. Walls. Double boarding with wool and decoupling from load-bearing walls where the studio borders homes. Noise requirements between spaces are set by the DB-HR document of the Technical Building Code (CTE); for a studio under or beside homes they are calculated in the design and verified by measurement.

Which floors are chosen for studios

For pilates and yoga a warm, slightly springy and non-slip floor is chosen: timber on a resilient underlay, rubber or vinyl. For strength zones, denser rubber tiles. The floor decides both comfort and noise.

Options. Parquet or engineered boards on a resilient layer: attractive, warm, suitable for pilates and dance, but needing moisture protection and careful joints. A rubber floor: a good noise damper, suited to functional training. Vinyl tiles with a resilient backing: practical and easy to clean. Epoxy resin and polished concrete look striking but ring, and need a proper floating floor beneath. For changing rooms and showers, non-slip moisture-resistant tile.

For heavy machines, local floor reinforcement and mats under the feet are added so the surface is not dented. The choice is made with the acoustician, because the finish works together with the whole build-up under it.

Ventilation standards for the studio room

A room with intense activity needs supply and extract ventilation with heat recovery, calculated by the number of people, not just air conditioning. Heavy breathing raises CO2 and humidity sharply; without fresh air the room turns heavy quickly.

Regulation. Ventilation of non-residential premises in Spain is calculated under RITE, the regulation on thermal installations in buildings, which sets outdoor air flows by air-quality category and number of people. The exact figure for your room is set by the engineer from area, class size and effort. For intense-activity spaces the category is stricter than for an office.

Practice. A supply unit with heat recovery, filters and CO2 control, with air delivered without a draught on people. Extraction from changing rooms and showers is separate, at negative pressure, so smell does not pass into the studio. The unit and ducts are isolated from impact noise and vibration: a fan on anti-vibration mounts cannot be heard in the next flat. More on indoor air quality is in our ventilation guide.

Inside the studio: equipment, mirrors, light and sound

The studio room is designed for specific equipment: reformers, cadillacs, TRX and suspension systems need fixing points in the ceiling and space around them. A layout drawing is done before the ceiling and lighting are approved.

What is considered. Suspension systems and straps are fixed to the structure, not to plasterboard: reinforcing plates or beams are provided in the ceiling in advance. Mirrors go on a flat base with safety film so fragments do not fly, and are placed so they do not cause glare or double the noise. Light is soft and adjustable: bright for class, warm for relaxation, without glare for people lying down. Sound inside the room is handled with acoustic panels on walls or ceiling, or the trainer's voice and music turn into a hum.

Air conditioning is chosen to be quiet and without a direct draught on participants. Equipment layout, aisle widths and the entrance are sized so the group moves without bottlenecks.

Changing rooms, showers and sanitary areas

Changing rooms and showers are a wet zone with hot water, ventilation and a non-slip floor, and they shape the sense of a studio's quality as much as the studio room. This is where most corners are cut, and then it is redone.

What is needed. Showers with a drain and floor fall, a sealed waterproofing layer under tile, moisture-resistant panels or tile on walls. Water heating with spare capacity: the peak comes in the morning and evening, when several groups finish at once. Extraction with make-up air, better with recovery. Lockers in moisture-resistant materials, benches without sharp corners. Lighting that shows the face well in mirrors.

A premium studio adds a nearby toilet, a changing area with a door or screen, basins with good lighting and moisture-resistant finishes. Sound and smell are watched: a shower beside the studio room should be separated by an acoustic lobby.

What permit is needed and how we run the project

A studio in Barcelona needs the activity procedure, not just the building work: a notification or a licence depending on area, services and position in the building. Whether a special permit is needed depends on whether there is a sauna or pool, and how many people are present at once.

Checks cover building zoning and permitted activities of the unit, fire safety, accessibility, ventilation, noise to neighbours and the community's agreement if works affect common elements. A practical step: before renting, show the plan to a designer and ask whether the building has a licence for a similar activity.
