Fireplace in an apartment: bioethanol, gas, electric or wood

In a multi-owner building a wood fire is almost always out. That leaves a sealed gas unit, bioethanol and an electric fire with a flame effect. We compare safety, look and permissions.

Which fireplace can you install in a Barcelona apartment?

In a multi-owner building there are three realistic options: a sealed-chamber gas fire, a flueless bioethanol unit and an electric fire with a flame effect. A wood fire is almost always out. It needs its own flue up to the roof, and the shared flues in old buildings are blocked, filled in or shared between flats.

The choice is decided not by a taste for «real flame» but by what the building offers. Whether there is gas, where an outlet can go on the facade, whether the comunidad agrees, how high the ceiling is and what the wall is clad in. In a flat with a marble feature wall, design the fireplace together with the wall itself instead of hanging it on a finished surface.

Can you have a wood-burning fireplace in a flat?

Practically no. A wood fire needs its own flue of the right section, taken above the roof ridge, with an air supply and fire-safety clearances. Old Eixample flats often have stone or marble fireplace surrounds, but the flues behind them are usually decorative: bricked up, capped or running through neighbouring flats.

Cutting a new flue into the building's shared stack can only be done by the comunidad, and it is usually too complicated. The exception is a penthouse, house or villa with its own flue and roof: there a wood fire is possible, and the project needs a draught calculation and sign-off from the technician. If the flat keeps an old surround, it is common to keep it as decoration and put a modern bioethanol or electric unit inside.

Is bioethanol safe in a closed room?

With sensible use, yes, but it is an open flame without a flue and it has conditions. Bioethanol gives off water vapour and carbon dioxide as it burns, so the room needs fresh air. A closed room without ventilation has to be aired, and the fire should be used within the time and fuel quantity the manufacturer states.

The requirements are simple. An appliance with a European certificate, not a decorative «bowl» without markings. Refill only a cold burner and away from any flame. Non-combustible finish around it and a safe distance from furniture and curtains. A carbon monoxide detector and a smoke detector in the same room. Bioethanol is not heating: an ordinary burner gives in the order of 2 to 4 kW, more of an effect than a heat source. Another drawback is that you have to buy and store the fuel, and a large linear burner uses a fair amount in one evening.

What does a sealed-chamber gas fire offer?

It is the most «authentic» option after wood: a glass front, real flame, real heat and safety thanks to the closed chamber. Combustion air is drawn from outside and the exhaust leaves through a coaxial pipe, so nothing is left in the room. It suits a flat with gas and somewhere to take the outlet, to the facade or into a flue.

There are two difficulties. The first is the outlet through the wall: it shows on the facade, the building's statutes or its heritage protection may forbid it, and the comunidad usually has to approve. The second is the paperwork and servicing: a licensed gas installer does the work, an installation certificate is needed and there are periodic inspections. If the facade is protected, check before ordering the unit. Installation and paperwork cost more than the other options, but the result is the closest to a wood fire.

Does an electric fireplace look cheap?

What looks cheap are models with plastic logs and a flat LED glow. Modern ones with a water-mist effect or a three-dimensional flame, with good lighting and a deep recess, look convincing, especially from the middle of the living room. What matters is the depth of the recess, the colour of the ember bed and the shadow around it.

An electric fire has many practical advantages. It runs with no fuel or fumes, is controlled by remote and from the smart-home app, needs no approval for a facade outlet and suits any flat with a socket of sufficient rating. The heater is usually 1.5 to 2 kW: it does not replace heating, but it warms the room noticeably. You just need to plan the circuit in the board. Put simply, an electric fire switches off without a thought about fuel, while bioethanol demands attention every time.

Do you need comunidad approval, and what should you check before choosing?

If the fireplace means touching common elements, such as the facade, a shaft, a ventilation duct or the roof, the comunidad must authorise it, and in practice that is hard to get. For electric and bioethanol units, which touch nothing shared, approval is normally not needed, but read the building's statutes and your insurance policy first.

Before choosing, check five things. Whether there is gas and where an outlet can go. What the statutes and the facade protection say. How the insurer treats open flame. What electrical circuit and ventilation the room has. How the surrounding wall is finished and whether it can take the heat: marble, wood and slatted panels behave differently. You get all these answers before designing the wall, not after finishing it.
