Luxury prefab and modular houses in Catalonia: possibilities and limits

A luxury modular house in Catalonia is possible, but the factory does only part of the job: the plot, permit, foundations and connections stay as for a conventional house. Systems, timelines, market prices and sloping plots.

Can you build a luxury modular house?

Yes, but here luxury is defined not by the factory technology but by the design, the materials and the finishes. The factory makes the structure and part of the services and finishes in the workshop; the plot, permit, foundations, utility connections and external works stay the same as for a conventional house. Planning rules for a prefab house and a traditional one are identical, and you need the same technician's project and the same municipal licence.

Luxury runs into three limits. Transport: the module travels on a trailer, wide or tall blocks move as abnormal loads with special authorisation, so block width is usually limited to a few metres, and full-wall glazing or large spans have to be completed on site. Catalogue: serial systems offer a limited set of layouts, and a bespoke design adds cost and time. Access: the crane and trailer must reach the plot, and on narrow urbanización streets or on slopes that decides whether assembly is possible at all.

The honest answer is that a high-end prefab house is possible if you accept those limits at the outset or pay for a bespoke system.

Which systems exist: concrete, timber or steel?

The choice depends on climate, plot, and how closely the house should resemble a traditional one. Concrete (factory panels or volumetric modules): closest to a conventional build, thermal mass helps in summer, and it suits large volumes and the coast; it is heavy, so it needs a powerful crane and the right foundation. Timber (frame or CLT): the fastest to assemble and light, good thermal performance, but it needs moisture protection and fire protection under the CTE, and on the coast well-resolved details and maintenance. Steel (light steel frame or portal frames): thin walls, large openings, speed, but thermal bridges and corrosion need watching; by the sea it requires galvanising and protective coatings.

Hybrids are common: a concrete basement and slab, a timber or steel frame for the upper floors, a concrete core with the stair and wet areas. For a Passivhaus-standard house any of these systems can work if the design is airtight and free of thermal bridges; see our guide on passive houses.

Ask the manufacturer for three documents: the CTE compliance statement for your system type, the fire-resistance calculation and the acoustic insulation between floors. If they will not show them, that is your answer.

What is faster: a modular or a traditional house?

A modular house is faster on site, but not from idea to keys. In the OCU example (2022, a 250 m2 house on a flat plot in the Madrid province, excluding factory lead time): concrete systems take 4-8 months on site, timber 2.5-5, modular 4-6, and traditional construction roughly 18-24 months. The difference is real, but it relates to assembly, not to the whole journey.

Before assembly come the design, geotechnics, permit and foundations. The permit timeline is set by the municipality and is the same for a prefab as for a conventional house; see our guide on licence timelines. After assembly remain the connections, external works, landscaping, pool and handover. Factory production runs in parallel with the permit and foundations if the schedule is planned properly.

What to check in the contract: which stretch the manufacturer guarantees (production, delivery, assembly) and which is yours (plot, permit, foundations). If the assembler and the foundation builder are different firms, who answers for the interface between them?

How much does a prefab house cost and what is not in the price?

Market references are these, and they describe the mass segment, not luxury. From the same OCU example (2022, VAT included, a 250 m2 house on a flat plot): concrete systems cost 1,027-1,815 EUR/m2, timber 1,497-1,980 EUR/m2, modular about 1,700 EUR/m2; an average traditional build runs about 1,320 EUR/m2 plus licence and fees. The difference in the final price is small: serial production is cheaper, but that does not always reach the final price. A premium bespoke design with large glazing, natural stone, home automation and complex services lands above these figures; it is a reference, not a price list, and there are no BCN YARD prices here.

Usually not in the price: the plot, geotechnics and design, foundations (OCU estimates an extra 80-180 EUR/m2 depending on the ground), connections to power, water and sewage, transport and crane, landscaping, a pool, the boundary wall, the licence and fees. The house must also be permanently fixed to a foundation or supports to count as real estate, be registered and be mortgaged.

Ask for a broken-down turnkey quote: what the manufacturer means by "llave en mano" and what is left to you.

Does a prefab house need a licence?

Yes. If the house is placed on a foundation, it needs the same municipal building licence as a conventional house, with a technician's project. Mobile homes with no foundation are treated differently, as movable property, but they are not an option for permanent premium housing: they cannot be registered or mortgaged, and once they are connected to utilities you are back under building rules.

The plot must allow housing to be built: urban land, or land where the plan permits a new building. Rules for non-urbanisable land in Catalonia are strict and building there happens only under special rules; check the plot before you buy a design. The parameters (height, footprint, setbacks, facade materials) come from the municipal plan and, in an urbanización, from the statutes too.

After construction you obtain the habitability document and register the house. For the calculations you need a geotechnical study and a project with a site manager. A prefab project must be signed and processed in Catalonia, and the manufacturer's documentation is an annex, not a substitute.

Does a prefab house suit a sloping plot?

It does, but the slope shifts cost from the factory part to the foundations and the access. A light timber or steel system sits well on a slope on piles or a stepped base; concrete is heavier and needs substantial retaining walls. Assembly on a slope depends on three things: where the crane will stand and how the trailer arrives, what relief and soil the geotechnical report shows, and how rainwater is drained and whether the slope is stable after the cut.

In coastal areas (Garraf, Maresme, Castelldefels) plots are often terraced, and retaining walls and drainage can be a significant share of the budget. Put them in the quote as a separate line before you sign the contract for the house itself.

A practical conclusion: on a slope a hybrid often pays. The base and retaining walls are cast in place and calculated for the site, with a light prefab superstructure on a flat platform prepared for the crane.

What to check before choosing a manufacturer?

Check who produces the design and who answers for the interface between the factory part and the plot. This is where prefab houses lose money and months. The list of questions: the CTE compliance statement; who signs the project in Catalonia; what "turnkey" includes; who builds the foundation and to what geometric tolerance; how the modules arrive (dates, trailers, crane) and who pays for delays; what warranties apply to joints and interfaces between modules; what happens with leaks and acoustic insulation; how the house can be extended or altered later.

Visit a finished house and stay at least an hour: noise between floors, the joint between modules, door openings, finishes at the interfaces. Ask for contact with owners who have lived in the house for three years or more.

How can BCN YARD help with a prefab house?

We build turnkey houses, and classic construction remains our main work. If you are seriously considering a prefab system, we can go through the plot and the quote with you, price the foundations, access, retaining walls, connections and external works, that is, everything that stays on site, and compare it with the classic option on timeline and cost. We run projects in Russian and Spanish, with one person responsible for the site and staged payment under contract. The prefab project is signed by independent specialists. Write to us and we reply within an hour.

Frequently asked questions

Can a luxury modular house be built?

Yes, the standard is set by the design, materials and finishes, not by the factory method. The limits are block dimensions in transport, the narrow range of layouts in serial systems and crane access. Full-wall glazing and large spans are usually finished on site, and a bespoke system costs more.

Does a prefab house need a licence?

Yes, if the house sits on a foundation: the ordinary municipal building licence and a technician's project are required, with the same rules as for a traditional house. Mobile homes without a foundation are treated differently, but they cannot be registered or mortgaged. Plot requirements are confirmed at the ayuntamiento.

Which is faster: a modular or a traditional house?

On site the modular is faster: in the OCU example 4-6 months against 18-24 for a traditional house, excluding factory time. Design, geotechnics, permit and foundations come before assembly and take the same time, so from idea to keys the gap is smaller.

Does a prefab house suit a sloping plot?

It does, especially light systems on piles or a stepped base. But the cost moves to the foundations, retaining walls, drainage and crane access. On a slope a hybrid often works: a cast-in-place base and retaining walls with a prefab superstructure on top.
