
Can a lift be installed in a house without a pit?
Yes. Vacuum lifts are installed with no pit and no machine room, and some traction and platform models make do with a shallow pit of a few centimetres. A hydraulic lift usually needs more, around a metre, and a separate room for the pump and tank. The choice depends on floor heights, the number of stops and the capacity needed.
If the house is already built, the pitless version is often the only option, because cutting into the foundation and slab is expensive and risky. The exact pit and overhead dimensions come from the manufacturer for the specific model, and they are checked before design.
How do vacuum, hydraulic and traction lifts differ?
The vacuum type (neumático) moves by air pressure difference inside a transparent cylinder. It needs no pit, machine room or counterweight; the cabin is usually round, about 0.9–1.2 m in diameter, for one to three people. Limits: small size, modest height (up to three or four stops) and a distinctive shaft that becomes part of the interior.
The hydraulic type raises the cabin with an oil piston. A calm ride, high load capacity, and the shaft can be brick or concrete. Downsides: a pit, space for the power unit, oil servicing, and it is slower.
The traction type, with the motor in the shaft or machine-room-less, runs on ropes or belts with a counterweight. Higher speed and a smooth ride, suited to three to five floors and to cabins that take a wheelchair. It needs a pit and overhead clearance in the shaft.
In a luxury villa the shaft is often glazed or clad so it reads as part of the interior rather than a technical element.
How much space does the shaft need?
Practical guides. A cabin for two measures about 0.9 × 1.1 m inside, and one for a wheelchair about 1.1 × 1.4 m. Add the thickness of the shaft walls and clearances: in plan that comes to roughly 1.4 × 1.6 m for a small cabin and 1.6 × 1.9 m for a wheelchair cabin. A vacuum cylinder takes a circle of about 1.2–1.5 m in diameter.
In height, space is needed above the top stop: for traction and hydraulic lifts usually 2.6–3 m above the top floor level, and for vacuum lifts it depends on the model. The manufacturer supplies a drawing with exact values.
A practical trick: stack the shaft, one cupboard above another, on every floor. On the first plans a cupboard or niche is set aside, and the lift can be fitted at once or later without breaking anything. Keep a free circle of about 1.5 m outside the lift doors on each floor so a wheelchair can turn.
Plan the lift in a new house or retrofit it?
In a new house, plan it in. The shaft, pit and incoming power are built with the structure, which is cheaper than cutting slabs later. Even if a lift is not needed today, the shaft is left in reserve: a cupboard in the same spot on every floor, with the slab openings closed by temporary infill.
In an existing house there are two paths. Inside: the shaft goes into the stairwell or the layout at the cost of a room, cutting through the slabs. Outside: a separate shaft is added at the facade, glazed. Outside is easier to build but changes the facade and needs approval, and if the house is protected the chances are lower.
On a hillside villa the shaft is often combined with the climb from the car park or from the pool, and the lift solves the access. This is best considered when the garden and access routes are designed. The structural engineer checks how the new slab opening affects the load path.
Do you need a permit for a lift in your own house?
If the lift is fitted into the house during a renovation or built with it, it is part of the design and the works licence: the structure, fire safety and floor area are reviewed. A lift in an existing house without changing the volume is sometimes processed as minor works, but if the shaft projects to the facade or is added outside, an ordinary licence is needed.
Separately comes the technical side of the lift itself: equipment approval, installer documentation, registration and periodic inspection requirements. They depend on the type, the use and the region, and in a single-family home may differ from a block of flats. This is found out before choosing a model, from the installer and the Generalitat's technical department.
Last: the shaft area can affect the buildable-area calculation. It should be known before applying for the licence.
What servicing does it need, and how does it affect resale?
Servicing a home lift: a contract with the installer, usually one or two scheduled visits a year, checks of ropes or belts, doors, emergency descent and battery. Hydraulic oil is changed to schedule. An emergency phone or call button, a key for manual lowering and instructions on where to cut the power.
Power: a dedicated line with a breaker; vacuum and small traction lifts manage on single-phase, powerful ones need three-phase. Emergency lowering in a power cut is essential.
The effect on resale is two-sided. For a three or four-storey house, a family with elderly relatives or overseas buyers, a lift clearly increases appeal. For a two-storey house it is more comfort than selling point and takes useful floor area. If in doubt, build the shaft as a cupboard and fit the lift when you need it.

Modern gearless traction lifts and vacuum lifts are quiet, but in practice installation decides: isolating the shaft from bedroom walls, anti-vibration mounts, soft start. With a hydraulic lift it is mostly the pump you hear, and it goes in a separate room. Check the sound on a demonstration model.
Can a lift be fitted in an old villa?
Yes, usually with a vacuum model or an external shaft if there is no room inside. Load-bearing walls and slabs are checked, and in a protected house the exterior appearance is agreed. In historic houses of Sant Gervasi or Sitges the shaft is hidden in a service area or inside the old stairwell.
How much does a lift weigh and is a special slab needed?
It depends on the type: a vacuum lift is light; traction and hydraulic ones weigh several hundred kilos, and with a loaded cabin hundreds more. The loads pass to the shaft base and walls, and the structural engineer calculates them. In an existing house, check whether the slab can carry it before ordering.
