What a renovation in Castelldefels costs and where to start

A flat and a house are two different jobs

In Castelldefels we get two kinds of project. The first is a flat in a building from the 1970s to the 2000s, in the town centre or near the beach. Typically the whole electrical installation and plumbing are replaced, old aluminium windows come out, the kitchen and bathrooms are rebuilt and sometimes rooms are joined. The limits are set by load-bearing walls, shared downpipes and the rules of the comunidad de propietarios.

The second is a detached house with a plot in Montmar, Bellamar or closer to the coast. On top of the interior there is the roof, the facade, the terrace, the pool, the garden and the outdoor services. A house quote is almost always more complex than a flat, because half of the risk sits outside the rooms.

Living by the sea: what it changes in materials

Salt air and humidity eat into outdoor metal faster. Fixings, railings, hinges and terrace brackets are better specified in A4 (AISI 316) stainless steel than in ordinary galvanised steel. At the buying stage the price gap is small; replacing a rusted railing on a finished terrace costs a good deal more.

The second issue is ventilation. In a flat near the sea without properly designed extraction in the bathrooms and kitchen, mould soon appears behind wardrobes and in the corners of external walls. The third is sun and sand: a south-facing facade or a terrace needs finishes that do not fade and are easy to wash down. All of this is settled in the design, not picked on the last day of the works.

A house with a plot: what to check before the quote

Before pricing a house we look at five things, in this order. The roof and flat terraces: leak stains on top-floor ceilings, the condition of the waterproofing and the drains. Water run-off around the house: where rainwater goes and whether it pools against the foundations. Outdoor services: garden electrics, pumps, pool equipment. Windows and external doors. And paperwork: whether what has been built matches what appears in the Catastro and in the licences.

That last point is often underestimated. A terrace enclosed or a porch added without permission can complicate both the renovation and a future sale. If in doubt, have it checked by an architect or a gestor before work starts, not after demolition.

Permits and neighbours

Any renovation in Castelldefels needs some form of authorisation from the Ajuntament de Castelldefels, ranging from a notice for minor works to a full licencia de obras if the structure, the facade or the building volume is affected. Which route applies to your project, and how long processing takes, is confirmed with the town hall case by case.

In a flat, the comunidad de propietarios also comes into play. Find out in advance which hours noisy demolition is allowed, how the lift and entrance must be protected and where a skip can go. A skip on the street needs its own municipal permit to occupy public space, and that has to be built into the schedule too.

Our own crew works on site; specialist trades such as stonework or complex joinery go to subcontractors we trust. One person is responsible for the project, and you deal with them in Russian or Spanish. You will not have to coordinate the electrician, the tiler and the joiner yourself.

Payment follows the contract, in stages: you pay for work completed, not for everything up front. For owners who do not live in Spain this is practical, as each stage can be checked before the next payment. The standard we work to shows in the Urgel flat in the Eixample: 109.80 m², four bedrooms, two bathrooms, an open kitchen and herringbone parquet.
