Renovating a house in Premià de Mar and Vilassar: seafront, railway and noise

How to protect a Maresme seafront house from railway noise, what the first line restricts and how to run a build on a narrow plot between neighbours.

How do you protect a house next to a railway from noise?

Protection is built link by link: measure noise at the facade first, then strengthen the weakest point (usually windows and ventilation gaps), and only then walls and roof. CTE DB-HR sets facade insulation from 30 dBA where Ld is up to 60 dB, rising to 47 dBA for bedrooms where Ld exceeds 75 dB.

A railway along the shore produces the noise of passing trains: the peaks are short but frequent, and at night they disturb sleep more than the average level on paper. So good protection rests on measurements at the house itself, not on guesses about how noisy the town is. The floor plan also protects: bedrooms move away from the tracks and the stairs and bathrooms go on that side.

How is noise measured and what does the code require?

You need measurements at the facade, ideally over 24 hours, with day (Ld) and night values recorded separately. Infrastructure noise maps serve as a reference, but on the plot the instrument decides: trains pass differently, and noise depends on floor height and on screening buildings.

Table 2.1 of CTE DB-HR links the Ld index to the required facade insulation D2m,nT,Atr. For bedrooms: Ld up to 60 dB, 30 dBA; 60 to 65, 32; 65 to 70, 37; 70 to 75, 42; above 75, 47. For living rooms the figures are lower: 30, 30, 32, 37 and 42. How the code applies to a renovation specifically is determined by the designer, but the table works as a target: if the facade reaches those values, the bedroom stays quiet. Low frequencies and train vibrations travel through the ground and walls; windows do not protect against them, and they are measured separately.

What is protection made of: windows, ventilation, walls?

Three elements. The first is windows: laminated glass with an acoustic interlayer (in practice 6+6 or 8+8 mm), panes of different thickness in the unit, a wide cavity, a frame with three gaskets and installation sealed with sealant, not foam. The shutter box is one of the weakest points of a facade: it is insulated or moved.

The second is ventilation. With windows closed the house needs air, or people will open them. So acoustic air inlets or mechanical ventilation with heat recovery are installed: a bedroom with closed windows stays fit for sleeping, not merely good-looking in the design. The third is walls and roof. A thin lightweight facade and a metal roof hold noise back worse, and they are reinforced with an extra layer of plasterboard on an independent frame with mineral wool. The garden is shielded with a solid wall or an earth bund, but their effect is smaller than that of the windows.

What restrictions apply to renovating on the seafront?

Two sets: coastal and railway. The Coastal Law extends the protection easement to 100 metres from the inner edge of the shore (article 23), and to 20 metres on land that was urban when the law came into force. The tracks do not cancel that zone: the strip is measured from the shore, not from the railway. For an existing lawful building, repair, improvement, consolidation and modernisation are allowed without increasing volume, height or floor area, with a declaración responsable (fourth transitional provision).

The second zone lies beside the railway itself. The Railway Sector Law (Ley 38/2015) sets strips of public domain and protection along the tracks and a building limit line, and works in them need authorisation from the infrastructure manager, that is Adif. Distances depend on the class of land and are confirmed with Adif and the Ajuntament using the plot's address. If the house sits by the tracks, the certificado de afección is requested before the first sketch. The details of the coastal strip are in the article on the Coastal Law.

How do you organise works on a narrow plot?

A storage yard cannot be laid out on such a plot: materials have to be kept inside the house itself. Storage, wash-down and waste are planned in phases. Concrete is pumped, materials arrive in small just-in-time loads and the skip is placed under a street-occupation permit.

On narrow plots between party walls the main risk is the neighbouring walls. Before starting, their condition is documented: photos, cracks, tell-tales. Demolition is done by diamond cutting, not with a hammer, and the shared wall is propped. Vibration and dust reach the neighbours, who are warned before noisy phases. Trains set their own rhythm: the noisiest operations and precise measurements are planned in the gaps between trains, so the order of tasks in the schedule is checked with particular care.

How does Premià differ from Alella?

In terrain and in the character of the plots. Alella and Cabrils sit on the Maresme hills: villas with large plots, views and slopes, where retaining walls, access and wind decide things. Premià and Vilassar lie on a narrow coastal plain: denser building, small plots, railway noise, salt and proximity to the shore.

For a renovation that means different main tasks. On the hills you calculate slopes and machinery access; on the coast you protect against noise and salt and work carefully beside neighbours. The hillside villas of Alella and Cabrils have their own article.

How does BCN YARD handle a house on the Maresme coast?

A site visit, measurements and, if needed, an acoustic measurement ordered at the facade. Then a detailed estimate. Reference prices before VAT: Premium from 1,000 €/m², Luxury from 2,000 €/m², Signature from 3,000 €/m²; on renovation of resale housing our estimates usually carry 21% VAT, on new-build housing 10%. The 21% applies because in our renovations materials usually exceed 40% of the taxable base; when they do not, renovating a private individual's home is taxed at 10% (Law 37/1992, art. 91). The exact price comes from the estimate after the visit and measurements.

We run projects in Russian and Spanish, with our own crew and vetted subcontractors, one person responsible for the project, and payment under contract in stages. We reply to an enquiry within an hour. If you have already chosen a house, send the address and a few photos of the facade on the track side: they show where to start.

Frequently asked questions

How do you shield a bedroom from train noise?

First measure noise at the facade, then strengthen the windows: laminated acoustic glass, a wide cavity and three gaskets. Add acoustic air inlets or mechanical ventilation so the windows can stay shut. Where possible, move the bedroom to the side away from the tracks. The target is the CTE DB-HR table: with Ld between 65 and 70 dB it is 37 dBA.

Can you renovate a house on the seafront?

Yes. For an existing lawful building within the coastal strip, repair, improvement and modernisation are allowed without increasing volume, height or floor area. Before the works a declaración responsable on energy efficiency and water use is filed. The deslinde marks the shore line. Outside the strip only municipal rules apply. This holds for both Premià de Mar and Vilassar.

Do I need Adif approval if the house is next to the tracks?

If the plot falls in the zones along the railway, works need authorisation from the infrastructure manager, that is Adif. Distances depend on the class of land and are confirmed with Adif and the Ajuntament using the address. Request the certificado de afección before the first sketch so the project does not change after filing.

How much does a house renovation in Premià de Mar cost?

Reference prices before VAT: Premium from 1,000 €/m², Luxury from 2,000 €/m², Signature from 3,000 €/m². Acoustic windows, ventilation with heat recovery and salt protection push the price up. Resale-housing renovation estimates usually carry 21% VAT. The exact figure comes from the estimate after the visit and measurements.
