How much does it cost to build a concrete pool of 8×4 metres at a villa?

According to open data, the Habitissimo catalogue (page updated 16 September 2026) gives 10,000 to €19,000 for an 8×4 m pool, with an average of €14,000. That is a guide for flat ground and a standard finish. At a villa with a slope and stone finishes the total is usually higher; the exact price comes after the survey.

Catalogue figures need careful reading. Within one page they disagree: a 6×3 m pool appears at both 12,000 and €14,400, and the cost of licence and project differs from section to section. These are not BCN YARD prices but open market data, and they show the floor: a simple shell, flat ground, no landscaping.

At a high-end villa the price is set not by the shell but by the plot and everything around it: soil, slope, machine access, stone surrounds, heating, cover, automation, fencing. Next, what the total is made of.

What should you choose: a concrete, steel or composite pool?

Concrete suits any shape and difficult terrain, composite suits simple shapes and short schedules, and steel sits between them. The plot, the access and the shape decide, not the price alone.

Concrete (reinforced or sprayed, gunitado): walls normally 15 to 25 cm, finished in mosaic (gresite), stone or liner. Any shape and size, an overflow edge, steps, a seating area in the water. It is the slowest option. According to the catalogue, concrete with mosaic is the most durable, and the liner version needs about half the build time.

Composite (polyester, fibreglass): the shell is made in a factory and arrives in one piece. According to the catalogue, a prefabricated pool costs about 30% less than a concrete one, with an average of around €9,000 installed. Size and shape are limited by what can be delivered and lifted by crane: a narrow driveway or cables over the plot rule this option out.

Steel (stainless steel panels, modular assembly): the panels are brought in and assembled on a base; in time it sits between concrete and composite. No prices for it turned up in open sources; the price comes from a supplier's offer.

How do terrain and ground change the price of a pool?

Terrain and ground are what most often break a budget: on a slope the price rises faster than on flat ground, and the catalogue figure does not show it. Look at the plot before the estimate, not after signing.

What a slope adds: retaining walls (muros de contención), more earthworks, steps and links between house and pool, fencing across a level change. What the ground adds: rock that has to be broken out, spoil removal, a high water table. If the water is high, an empty shell can float or crack, so drainage is needed. A geotechnical report (estudio geotécnico) answers these questions before work begins.

An 8×4 m pool at 1.5 m deep holds about 48 m³, roughly 48 tonnes of water. On a slope that load presses on the wall, and the calculation is done by an engineer, not by the foreman.

Then there is access. The excavator needs width, the lorry needs room to turn, the crane needs a platform. At a seaside villa in Castelldefels that is one problem; on a hillside in Garraf or in Sitges, another. What to check before the contract: the geotechnical report, levels, machine access and where the water will be discharged.

What is included in the price of a pool, and what is billed separately?

The shell price usually includes earthworks, the shell with waterproofing and finish, the water circuit with filtration, basic electrics and a ladder. Billed separately are the licence and project, paving around it, heating, a cover, lighting, automation, fencing, landscaping and VAT.

An example from the Habitissimo catalogue, a 6×3 m pool, €14,400 in total: licence €900; site management and safety plan €1,000; excavation €1,200; shell and lining €8,000; plumbing and filtration €2,300; electrics €500; ladder and shower €500. The same catalogue lists preparing the area around the pool separately, about €2,000, and underwater lights at about €140 each.

At a villa these separate lines grow: a stone terrace, a heat pump, an automatic cover, smart control, compliant fencing, planting. Each should appear in the estimate as its own item. What cannot be priced before digging (rock, water in the ground, spoil removal) is carried as provisional sums, meaning provisional amounts with a clear adjustment procedure.

Ask for an estimate that spells out what is in the turnkey price: if it says only "pool 8×4", that is not an estimate.

Is a licence needed for a pool at a private villa?

Yes, as a rule. A concrete pool at a private villa usually needs municipal authorisation: a licence or, in some municipalities, a declaración responsable. Which one applies is set by the ordinance of the particular municipality.

According to Xataka Home (30 July 2026), a project or technical report signed by a professional may be required, and setbacks, maximum site coverage and other planning parameters must be respected. Fees mentioned include the ICIO tax, a deposit for waste removal and a permit to occupy the street for the skip. Health rules for a pool serving a single home are more flexible than for shared use, but they do not waive the licence.

In Barcelona itself the prior consultation (consulta previa) is mandatory and indicates the regime for your works, according to the Ajuntament. In Castelldefels, Sitges or Sant Cugat the procedure is that of each town hall. Fee amounts and the time the permit takes are confirmed at the town hall or with a gestor: the catalogue speaks of about €1,000, but the amount is set by the local ordinance.

A pool without a permit can end in a stop order, a fine and an obligation to regularise. If a pool already exists and is bought with the house, check that it is legal (see the article on pool permits).

How much does it cost to maintain a pool each year?

The Habitissimo catalogue puts upkeep of a private pool at about €600 a year. That covers chemicals and basic work. Electricity for the pump and heating, top-up water and servicing while you are away are counted separately.

What changes the figure most: heating (a heat pump uses electricity), the type of disinfection, the cover and evaporation. A cover reduces heat and water loss. Salt, UV and oxygen reduce chlorine and visits; there is a separate article on that.

If you do not live in Spain, include a contract with a maintenance company: regular visits, checks of the water and filters, winter closing. Without care the water turns green within a couple of hot weeks, and cleaning it costs more than prevention. It is sensible to count the cost over ten years: the shell plus upkeep. An expensive pool with an easy-care system sometimes comes out cheaper than a cheap one with manual chemistry.

VAT, contract and red flags: how do you order a pool without overpaying?

In our estimates, VAT on renovating a second-hand home is usually 21% and on building a new home 10%. The 21% applies because in our renovations materials usually exceed 40% of the taxable base; when they do not, renovating a private individual's home is taxed at 10% (Law 37/1992, art. 91). The tax agency does not treat a pool as part of a dwelling: its page on works and repairs says pools are not considered buildings used as housing and the rate that applies is 21%. For a pool on a new plot, a tax adviser confirms the rate before the estimate is signed.

Red flags in an offer: a "closed" price without a geotechnical report; a contract that does not mention the licence or project; a turnkey price that does not list the equipment; an advance of more than a third; nobody responsible for the site. Questions for the contractor: who files the licence, what happens if rock is found, what depth and what edge, what guarantee covers the waterproofing.

Frequently asked questions

How much does a turnkey 8 by 4 metre pool cost?

According to the Habitissimo catalogue (updated 16 September 2026), 10,000 to €19,000, with an average of €14,000. That is for flat ground and a standard finish, without landscaping, heating or fencing. At a villa with a slope and stone the price is higher; the exact sum comes from the estimate after the survey and measuring the plot.

What is included in the price of a pool, and what is billed separately?

The shell price covers earthworks, the shell with waterproofing and finish, filtration, basic electrics and a ladder. Separate are the licence and project, the area around it, heating, a cover, lighting, fencing, landscaping and VAT. Insist that the estimate spells out what is in the turnkey price.

How much does pool maintenance cost per year?

The Habitissimo catalogue gives about €600 a year for chemicals and basic upkeep of a private pool. Electricity for the pump and heating, top-up water and servicing during your absence are counted separately. If you are not resident in Spain, plan a contract for regular visits and winter closing.

Is a licence needed for a pool at a private villa?

As a rule yes: a licence or a declaración responsable, depending on the regime the municipality sets. A professional's project may be required, along with setbacks from the boundaries. Health rules for a single-home pool are more flexible but do not waive the licence. Confirm the procedure at the town hall.
