
What you can check today
In one evening you can check four things: who legally stands behind the company, whether it holds civil-liability insurance, what work it has actually delivered, and how it handles money and deadlines. Everything else, such as the quality of junctions, how tidy the site is and how honest the quote is, gets tested at the site visit and in the paperwork.
Here is how that looks for us. BCN YARD, SLU is a Spanish limited company, tax number (NIF) B21924758, incorporated on 28 April 2025. It holds a current civil-liability policy with Hiscox, S.A. These details are published on the "About us" page and updated if anything changes. Below is how to verify each point yourself, without taking our word for it.
The company: tax number, name and date
The first thing to cross-check is that the name and tax number match across every document: the website, the quote, the contract and later the invoices. If the quote comes from one company and you are asked to sign the contract with another, or with an individual, that is a question to ask before signing. We do not hide the incorporation date: the company was registered in 2025. A young company is neither good nor bad in itself, so judge by the work you can see and by how the documents are drafted. That is exactly why we publish projects with floor areas and dates.
Insurance: ask for the certificate
An insurer's name on a website is a claim. The proof is the policy certificate: number, policyholder and period of cover. Ask for it before signing and check that the policyholder is the same company named in your contract. We send ours on request.
Why it matters in a flat renovation: a leak into the flat below or a damaged shared riser in an Eixample building are real scenarios, and without a policy the compensation discussion happens directly between you, the contractor and the neighbour. Projects you can name
We publish projects with specifics you can check in person or from photos. The Urgel flat in the Eixample: 109.80 m², four bedrooms, two bathrooms, open-plan kitchen and herringbone parquet. A child psychology centre in the Eixample: 250 m², works from January to June 2026, 24 concealed doors, heat-recovery ventilation and legalisation of the healthcare activity. A private house with a pool: a full build cycle and solar panels on the roof.
What to ask any contractor about their projects: which work their own crew did and which was subcontracted; who ran the site; what did not go to plan and how it was solved. The answers to that third question usually tell you more than the photos.
How we work: checkable before the contract
Some of what we promise can be tested before you sign anything. We reply to enquiries within an hour: send one and time it. We run projects in Spanish and Russian, which you will see from the first exchange of messages and from the language of the quote.
Other terms are checked in the documents. The main work is done by our own crew; specialist trades go to trusted subcontractors, and the quote shows this line by line. One person is responsible for the site, and you know who it is from day one. Payment follows the contract in stages, never as a single lump sum upfront. If someone's contract names no responsible person, or the payment schedule is detached from work stages, raise it before signing.
The quote as an honesty test
We prepare the quote after the site visit and measurements, and it itemises the works and materials. For reference: the Basic tier starts from €1,000/m² excluding VAT, so a 100 m² flat starts from €100,000; Standard starts from €2,000/m² and Luxury from €3,000/m². We work only in the premium segment, so none of our quotes fall below these figures.
If you are offered a full renovation at a comparable level for noticeably less, ask what is missing: demolition, debris removal, building services, permit applications. These situations are covered in our article on quotes that are far cheaper than the rest.
The same standard for everyone
Check every company you are considering against the same points: legal entity and NIF, insurance certificate, projects with specifics, a named responsible person in the contract, staged payments and a quote prepared after measuring.
