Start at the gate and delivery route
Check how stone, windows, equipment and large furniture will arrive, where they can be stored and how waste will leave. Measure openings and lifting routes before ordering. A narrow street or difficult entrance need not stop the project, but changes sequencing and logistics costs.
Plan plot and house together
Terrace, drainage, garden and pool affect worker access, services routes and the order of finishing. Budget them separately from interiors. Before promising dates, review the property, documents and applicable rules with the architect and specialists; the programme should show decision dependencies, not just a completion date.
Tie procurement to access and phases
Do not order large items from room drawings alone. Check gate, lift or stair dimensions, unloading space, temporary storage and installation order. Then set decision dates for windows, stone, joinery and equipment, noting which work depends on each delivery. Where terraces or drainage are also changing, coordinate site routes so completed areas do not have to be disturbed for the next phase.
