
What limits apply to private villas in Pedralbes and Sarrià?
Limits are set by the planning rules for each plot: permitted built area, height, setbacks from boundaries, protection of garden and trees, type of boundary. There is no universal rule, so the first step is the planning conditions certificate for the plot.
In Pedralbes and the upper part of Sarrià many houses stand in gardens, and the plan is meant for low-rise building with large green plots. That means you cannot always add a floor or increase the volume. The house may be in the catalogue of protected buildings, in which case the facade and characteristic elements are kept. Trees and the garden are in some cases also protected: felling large trees needs permission.
Boundary walls and gates follow district rules: height, material, transparency. Changing the facade or boundary goes through a licence.

How does machinery reach narrow streets?
Machinery arrives along a pre-agreed route: small lorries, cranes for a short time, a permit to occupy the street and a programme neighbours know about. One-way streets with tight bends do not take long vehicles, and that is checked before anything is ordered.
In Sarrià the lanes of the old centre are narrow; in Pedralbes parked cars line the villas and weight limits apply. Before starting we check the route on site: turning radii, weight limits, room to manoeuvre. A concrete pump, crane or hoist is set up for a few days when the street is closed with a permit.
For materials, small-tonnage vehicles and scheduled deliveries are chosen. The waste skip goes on the plot or, with a permit, on the street, not in the carriageway. The detailed procedure is in our article on site access.
Machinery that cannot get onto the plot adds to the cost. That is why access is in the estimate and not discovered during the build.
Can you build a pool in the garden?
Normalmente sí, si la parcela lo permite en edificación, retranqueos y protección del arbolado. Una piscina cuenta como construcción y requiere licencia con proyecto, cálculo del vaso y de las instalaciones. El permiso depende de los parámetros de la parcela y de lo que ya la ocupa.
El proyecto incluye la posición del vaso con retranqueos a los linderos, el efecto sobre las raíces de los árboles, el drenaje y la filtración, el cuarto técnico, el vallado, la electricidad y la seguridad. En una ladera, como suele ocurrir en Pedralbes, se añaden muros de contención, drenaje y cálculo geotécnico.

How do you deal with neighbours?
Warn neighbours in advance, in writing and in person, give them a contact for the person in charge and keep to the programme. In the quiet streets of Sarrià and Pedralbes noise and lorries are noticed at once, and goodwill helps more than formal rights.
What works: a letter describing the works, dates, hours and the foreman's phone number; a clean street and waste removal on schedule; a fenced site with no dust; work in reasonable hours, with the noisiest operations at midday; a respectful tone when complaints come. Especially sensitive spots, such as a neighbour's bedroom or nursery, need separate measures.
When the house is in a protected complex or an estate with a shared pool and garden, community rules are added: programme, deposits and bans on machinery.
Check the legal side too: that setbacks are not breached and the shared boundary is not affected. Neighbours often know the law better than it seems. Good relations start with a tidy site.
Flats in exclusive complexes: what changes in a renovation?
In such complexes the community sets the rules: working hours, lift and common-area rules, garden and pool maintenance, security at the gate. The renovation itself is technically similar to an urban flat, but with more formalities.
Before starting, the administration is given a list of workers, insurance, the programme and a plan for protecting common areas. Security admits workers by list. A slot is reserved for unloading materials, and there is often a separate service entrance. Waste leaves in closed sacks to an agreed spot.
In flats with a terrace or private garden the renovation touches the common area: garden and pool maintenance follows the complex's rules, and changing the boundary or planting is agreed. Air conditioners and extraction are placed so they cannot be seen or heard.

Do you need permission to remove a tree in a villa garden?
For large trees a permit from the Ajuntament is often needed, and in some cases trees are protected. Do not remove a tree before checking: the fine and the duty to plant a replacement cost more. First request the plot certificate and an arborist's assessment.
How long does a villa renovation in Pedralbes take?
The time depends on scope, permits and the complexity of the plot. A cosmetic job takes weeks; a deep renovation with structural changes and the garden takes months, plus the time for the licence. We give the real programme after a visit and a check of planning conditions.
Can you live in the house during the renovation?
With small works yes, if you set aside a clean part of the house and seal off the site. In a deep renovation with dust, noise and water shut-offs it is better to move out for a few months. We prepare a staged plan so you know when living there is not possible.
