A premium aesthetic and dental clinic: design and technical requirements

How to combine a hotel atmosphere with medical requirements: materials, services, permits and privacy in a clinic.

Where design ends and regulation begins in a clinic

In a clinic the regulations set the limits and design works inside them: you can choose colour, light and furniture, but not the floor material of a procedure room or the position of the sink. The project's job is to keep those limits out of the patient's sight.

What regulations decide. Which rooms the activity needs (procedure rooms, sterilisation, patient toilets, storage). Minimum dimensions, ventilation, water supply and drainage. Sterile and clean zones, separation of flows. Accessibility for people with reduced mobility. What is left for design: layout of waiting zones, reception, light, colour, furniture, sound, the feel of a hotel rather than a hospital.

In Catalonia the activity of a health centre is authorised by the Generalitat's Departament de Salut, and the town hall separately reviews the premises and works. We saw this on a 250 m2 children's psychology centre in Eixample: 24 hidden doors, climate control with heat recovery and legalisation of the medical activity. More in our guide to clinic renovation in Barcelona.

Which materials are acceptable in procedure rooms

Procedure rooms need smooth, non-porous, washable surfaces without crevices where dirt collects: vinyl flooring with welded seams, resin, porcelain tile, coved skirtings. Timber and natural stone do not work here but are fine in waiting rooms and consulting rooms.

What is used. Floors: seamless vinyl turned up the wall (a sanitary cove), poured polymer floors, porcelain with fine epoxy joints. Walls: scrub-resistant paint, HPL panels, glass panels, large-format tile. Ceilings: smooth and washable, with sealed light fittings. Worktops and furniture: Corian or similar, stainless steel, HPL laminate. Hands-free basins and taps.

A premium clinic does not have to look sterile: examination and procedure rooms get neutral tones, soft light and concealed cabinets. In dental and aesthetic settings, timber-effect HPL finishes and warm lighting are added. Materials and certificates are agreed with the doctors and with the body issuing the authorisation.

How to hide the engineering in a premium interior

A clinic's engineering is hidden behind ceilings, in walls and in furniture, with access left for maintenance. The more water, air and gases, the earlier it must be designed together with the interior, or the ceiling ends up lower and walls thicker.

What is hidden. Ventilation and air handling: ducts above the suspended ceiling, grilles within linear profiles. Water and drainage: in dentistry each unit needs a supply and a waste, run through the floor or the furniture. Compressed air and vacuum for dentistry, with compressors and suction systems in a separate plant room away from the chair. Medical gases, if needed. Electrics: back-up supply and earthing for equipment, often separate circuits per room.

In an aesthetic clinic even light and no visible sensors or tubing matter. If there is radiology, radiation protection in walls and doors adds a separate design. Access hatches are made to blend with the finish.

What permits a clinic needs

A clinic needs two kinds of approval: from the town hall for the premises and works, and from Catalonia's health authority for the activity. Start by checking whether the unit fits on zoning and accessibility, before renting.

The route. A project signed by a technician, describing rooms, flows, ventilation, water and safety. A works licence or an activity notification at the town hall. Then, before opening, registration and authorisation of the health activity at the Departament de Salut, with an inspection of the premises. Dentistry adds waste and an amalgam separator; radiology adds equipment registration and shielding.

We described the route in our guides to clinic renovation and the activity licence for commercial premises. A practical rule: invite the designer to inspect the unit before signing the lease. A unit with the wrong ceiling height or no shaft for ventilation costs more than it appears.

How to organise waiting areas and privacy

In a premium clinic the patient should not feel a queue or see another patient: waiting in a comfortable reception, a prompt invitation to the room, separate exits and quiet transitions. Privacy is part of the service.

Methods. Reception separate from the waiting area so those waiting do not overhear booking and payment conversations. Several small waiting zones rather than one large room. Doors to rooms that do not face those waiting. Acoustic insulation in doors and walls between procedure rooms and the corridor, especially for rooms where personal matters are discussed. A separate exit from the room for patients after aesthetic treatments. Soft light, textiles and warm materials in reception.

For the children's psychology centre we built 24 hidden doors: they remove the view of service and treatment rooms from the corridor and create a calm space instead of a hospital corridor. The same approach suits an aesthetic clinic: the corridor stays quiet and equipment is out of sight.

How BCN YARD runs clinic projects

A clinic starts with the premises and authorisations, and only then with design. We run the project in Russian and Spanish with one person responsible: site visit and measurements, a staged estimate, works by our own crew and vetted subcontractors, payment under contract. We reply to enquiries within an hour.

Our experience is specific: a 250 m2 children's psychology centre in Eixample, in 2026, with climate control and air heat recovery, 24 hidden doors and legalisation of the medical activity. An aesthetic or dental clinic adds water, compressed air, vacuum and possibly radiology, but the principle holds: engineering and approvals before the interior.

If you already have premises, or are still choosing, send the plan and list of rooms. We will say what will need intervention in the building and what can be solved within the interior. Price is set in the estimate after a visit.

Frequently asked questions

Which materials are acceptable in clinic procedure rooms?

Smooth, non-porous and washable: seamless vinyl turned up the wall, resin, porcelain with epoxy joints, HPL, glass, Corian. Timber and natural stone are kept for reception and consulting rooms. The final choice is agreed with the doctors and the authorising body.

How do I hide technical services in a premium clinic?

Design them together with the interior: ducts above a suspended ceiling, water and waste run through furniture and floor, compressors and vacuum in a separate plant room. Hatches flush with the finish. The earlier it is decided, the less ceiling height is lost.

What permits does a clinic in Barcelona need?

From the town hall: a works licence or activity notification for the premises. From Catalonia's health authority: registration and authorisation of the health activity with an inspection. Dentistry and radiology add waste, an amalgam separator and radiation shielding. A unit with suitable ceiling height and a ready ventilation shaft makes the route to approval noticeably simpler.

How do I organise waiting and privacy in a clinic?

Reception separate from waiting, several small zones instead of one room, consulting-room doors not facing those waiting, good acoustic insulation and hidden doors in corridors. A separate exit is provided for treatments after which the patient needs privacy. For aesthetic procedures separate exits are made so patients do not have to pass through the main reception.
