Overheating penthouse: shading, roof insulation and glazing

A top floor is heated by the roof and the glass. First stop the sun outside, then insulate the roof, then choose suitable glass and ventilate at night. Air conditioning cools but does not remove the cause, and the bill climbs.

Why does the top floor heat up more?

There is no other flat above to act as a buffer: the roof is in the sun all day and passes heat down, and at night it takes time to cool. Add large windows and glass doors to the terrace, through which solar radiation enters directly. Two causes add up: heat through the roof and heat through the glass.

In old Barcelona buildings the slab is also thin, often uninsulated, and the roof is dark. In new penthouses there is more glazing and less thermal mass in the walls, and overheating comes fast. So start with causes, not with air conditioning: if you only cool, you pay to fight heat that could have been stopped outside.

Awning or pergola for sun?

The main rule: shading works best outside the glass. Internal curtains and blinds stop the light, but the heat has already entered the room and they only partly reduce heating. An external awning, external blinds, shutters, an overhang or a pergola keep radiation off the glass, and the difference inside is clear.

An awning is light, fast and retracts; a louvred pergola gives adjustable shade but weighs more and needs consent. For windows and terrace doors a vertical awning or external blinds with a sun sensor often work best; over the terrace, the pergola. In luxury work control should be automatic: the system closes the protection in strong sun and you do not have to remember, especially if you have gone away.

Does solar-control glass darken the flat?

Modern solar-control glass hardly darkens, because its coating cuts the infrared part of radiation and lets visible light through. There are two parameters: the solar factor (g), how much heat passes, and light transmission (LT), how much light. For a hot orientation choose glass with g around 0.3 to 0.4 against 0.6 to 0.7 for ordinary clear glass, with light transmission of the order of 60 to 70 percent.

The colour may be slightly neutral grey or greenish, and before ordering large panes you should see a sample on site in daylight. The solar layer does not replace external shading, but does not conflict with it either: together they make a noticeable difference. For a penthouse with panoramic windows it is the most effective solution that also does not change the appearance as an awning does.

How do you insulate a penthouse ceiling from the inside?

From inside it is possible but second best: insulation between the ceiling and finish (mineral wool, spray polyurethane, dedicated boards) reduces heat passing down, but the layer takes 5 to 8 cm off the ceiling height and does not protect the slab from overheating. Heat builds up in the slab above the insulation and takes longer to leave.

The best option is from above: insulating the roof on the outside, in an inverted roof over the waterproofing and under the terrace paving. That is possible if the roof is yours or you agree it with the comunidad, and if you are redoing the terrace anyway. If it cannot be done from above, an interior layer and ventilation are added. In both cases a precise calculation is needed so as not to create condensation on the cold face of the layer.

Does a light-coloured roof help?

Yes, sometimes a lot. A dark surface in the sun reaches very high temperatures, a light reflective one ("cool roof") is clearly cooler and passes less heat into the building. On a flat roof that means a light membrane, light coating or light tile; on a terrace, light porcelain on pedestals with an air gap.

It is the cheapest of the fundamental solutions and combines well with external shading. But there are two caveats. First: a reflective finish does not replace insulation, it complements it. Second: a light surface throws glare into the windows of higher neighbours, so in a building with taller neighbours you choose matt tones, not gloss.

What air conditioning will not solve and what to add

Air conditioning removes heat from the air, but walls, slab and glass stay hot and keep radiating. The room may be 24 C while the ceiling radiates heat, and you feel it. The system also works flat out in the hottest weeks, and the bill depends directly on how much heat you let in.

It is supplemented with: night ventilation (cross-draught with windows on different sides, opened overnight), ceiling fans, mechanical ventilation with heat recovery and a night bypass, shade from plants, and precise climate control. In a luxury renovation this is the "envelope first, equipment second" logic: insulation, glazing and shading determine how small an air conditioner you need.

Is permission needed for an awning on a terrace?

You need to check the statutes and district rules: an awning changes the facade look and may be limited in colour, shape and fixing. Comunidad approval is normally needed, especially if it is visible from the street. Town hall permission depends on whether the facade changes and how the structure is fixed.

How much does roof insulation for a penthouse cost?

There is no exact figure without a visit: it depends on area, roof type, access and whether it is done together with the terrace. Insulating from above is best combined with replacing the waterproofing, so dismantling and relaying happen once. The exact price is in the estimate after the visit and measurements.

Do terrace plants help against overheating?

A little: foliage gives shade and evaporation cools nearby air. The biggest effect comes from climbers on a trellis in front of glass and dense shrubs shading the wall. But plants do not replace external shading, and they need weight, drainage and irrigation that are calculated beforehand.
